buying a home in tucson: A Different Way to Finance Your New Home - 08/18/22 11:01 AM
With rising interest rates,  most folks buying a new home can appreciate some program options when looking at financing.  Here's a program offered by Summit Funding that might work for you!
When interest rates were at historic lows, a typical fixed rate mortgage loan was all most people needed. Now, rates have risen. They’re still below long-term averages, yet appreciably higher than before. And of course, higher interest rates lead to higher monthly payments.
The good news is we have a loan program that can help. With a 2/1 Buydown, you’ll get a 30-year fixed rate loan with an interest rate that’s discounted … (4 comments)

buying a home in tucson: Finding Your Tucson Style - 5 Home Buying Tips - 08/15/22 10:43 AM

I love Active Rain and through the years it has brought me many a customer, endless education, laughs, camaraderie with fellow professionals, and so much more.
However, as the years go by, there's always a few articles that have me scratching my head.
Today, I clicked on a post about Real Estate tips...and found something of a conundrum.
It was about STYLE, not real estate.  The right fit, what's stylish, what colors to wear, the little black dress, foundation garments...etc.
After I read it a few times, I found myself tying that stylish prose into real estate and for some punny fun, did a re-imagining … (3 comments)

Continental Ranch is a Master-planned community situated in Marana / Tucson that borders Interstate 10 on the east, the Tucson Mountains on the west side, and starts at Cortaro Road in NW Tucson, within Marana town limits
Within its borders is plenty of shopping, a movie theatre, restaurants, a public golf course, and fitness options.

Everyone talks about our sunsets, but don't miss getting up early for these beauties!!
These are views over the Rincon Mountains, located on the East Border of the Tucson Valley.

5:30 a.m. this morning.  I looked outside and had to go grab my camera.
After two years of waking to this view, it doesn't get old!
This is up Oro Valley Way, looking towards the Santa Catalina Mountain Range.
Tucson sits in an elevated valley between four Mountain Ranges - Santa Catalinas to the North, Rincons to the East, Santa Ritas to the South, and the Tucson Mountain Range to the West.

Thousands of Arizona Real Estate Agents - Where Do You Begin?
Yesterday I was at the Long Realty Semi-Annual meeting held in Oro Valley at the Hilton El Conquistador Hotel.
Judy Lowe, Commissioner of the Arizona Department of Real Estate was one of the speakers.  She shared some very interesting statistics!

There are 84,000 licensees in real estate in the State of Arizona
Of them, 54,000 are ACTIVELY practicing Real Estate
14,000 agents are inactive - although they have taken the classes and keep their license at the ADRE.

Wanted:  Two Story 4 Bedroom Home under $261,000 in Tucson, AZ
I received a call yesterday morning from one of my buyer clients...wondering if because I hadn't sent him any homes in the past couple of weeks...I was out of the business. In the past, I've generally sent him a few listings a week as they come up.
Awwwwww...
I have a buyer looking for a needle in a haystack here in Tucson.  Inventory is down in some areas, and two story homes in a specific radius from Craycroft and River road are hard to come by.

Here's what we're … (3 comments)

buying a home in tucson: Tucson Spotlight: Recommending Hal Timinsky, Movement Mortgage - 02/26/13 11:38 PM
Tucson Spotlight:  Recommending Hal Timinsky, Movement Mortgage
This posting is to share information regarding a local loan officer that I have often refered to my clients in the past.   He's a good communicator, and talks to my clients in a straight-forward, learned way that doesn't leave them afraid to ask questions to better understand the complicated and often over-whelming process of obtaining a home mortgage.
Hal Timinsky has recently moved to Movement Mortgage, and I'm intrigued about their business practices.  With any new company, there are always quite a few questions regarding practices, professionalism, and the finished product.

This and That with Folks Buying a Home in Tucson, AZ

Sitting down this morning wondering what to focus on for my blog.  I'm so happy our colder weather is behind us and we're back to balmy 70-degree days of sunshine again.  :)
The great Saturday I had with almost-3-year-old clients I'd met at an open house in the Tucson Foothills?  We looked at a dozen foothills properties from fix-up to fantastic, on a golf course, gated masterpiece...The end favorite...a fix up on a fantastic piece of land topping a hill...
Or, the great walk-in couple I had at work … (0 comments)

Got Great Credit?  Now's The Time to Buy in Gladden Farms, Marana
If you're a buyer with good credit right now, I can't hardly express how great a time it is to buy in Gladden Farms, off Tangerine Farms Road in Marana ...RIGHT now.

Ten re-sale homes are offered right now...at an average of $75.91 a square foot.  So imagine a home, no older than 2004 and possibly built in 2010. Contemporary exterior, block wall surrounds, lots at .14 of an acre on up to .23...in an immaculate neighborhood.  Taking that a step further, let's suppose you'd like a four … (10 comments)

buying a home in tucson: Good News About the Good News in Tucson and Marana Real Estate - 02/16/12 03:35 AM
Good News About the Good News in Tucson and Marana Real Estate
I've been writing a lot this January about the Tucson real estate market and the positive news we've received.
As in most any "recovery" , it isn't an overnight thing, and there are setbacks and stumbles along the way.

Here's some actual statistics from our January MLS system.
Our sales volume is UP 10.33% from LAST January.
Our Tucson Median Sales price is UP 4.17% from December 2011
In just one month, listings under contract have increased over 26% from December 2011.
Total unit sales are UP 17.31% … (0 comments)

buying a home in tucson: Tucson Foreclosures - What's Going On? - 09/08/11 04:16 AM
Tucson Foreclosures - What's Going On?

I read an article this week about metropolitan Tucson and a jump in the amount of Foreclosures on the market again.  A 38% jump.

It makes me think back to a "financial meeting" I went to with a bunch of agents at a local new-construction site - and we were told that compared to what was now on the market, there was "ten times that in inventory".  That meeting was last winter.

It doesn't take a rocket scientist to drive our neighborhoods and see the white stickers on windows of vacant homes. … (2 comments)

buying a home in tucson: Would you go grocery shopping if you didn't have any money? - 08/28/11 05:09 AM
Judi makes a perfect parallel in explaining the need to "have your ducks in a row" before you go home "shopping".  Enjoy her humor and the lesson behind the words as home buyers can more easily understand why it's so important to be pre-qualified for your home loan before you ever begin to shop.

buying a home in tucson: Call me - I'm Ready to Show Houses - 08/10/11 03:53 AM
Call me - I'm Ready to Show Houses
A fellow blogger wrote a post earlier this month about showing homes to buyers and were we the kind of agent that put a limit on how many homes they might show within a buyer-broker agreement.  I had a reply all set, and my flash plugin crashed and I couldn't find the post again.
This was my response to "How many houses will you show?":
No, I never limit, but I certainly do all I can to define criteria!  The point is a happy, satisfied LIFETIME client who will remember me as … (4 comments)

buying a home in tucson: "Can I Put In A Really Low Offer On This House?" - 07/22/11 06:40 AM
Ken has some really great information in this post.  I work with many buyers, and I must remind you - trying to offer a low price can cost you the deal.  I will write the offer, but I certainly won't guaranty you any success.
Recently, an investor client of mine wanted to bid quite lower on a HUD home.  I reminded them that HUD homes have appraisals which put them very close to current market value, providing they have been appraised within three months.  Lo-balling, or underbidding can be a waste of time.  HOWEVER, she insisted that I write the … (3 comments)
