buying a home in tucson: "What is Required to Buy a House?" - 01/20/11 02:36 AM
"What is Required to Buy a House?"
Real Estate Agents receive a lot of questions about how to go about buying a home.  Buyers are concerned about their credit, how much house can they get for a certain "monthly payment", and what factors play into a getting a loan.  Laying all that information out there puts folks into a position of "vulnerability" and if you are thinking about buying a home, you want to work with people you trust.
I can't lay out all of the answers you might be looking for in one online post, but let me address a … (4 comments)

buying a home in tucson: 3 Compelling Reasons for Jumping off the Fence and Buying a Home - 11/18/10 05:36 AM
3 Compelling Reasons for Jumping off the Fence and Buying a Home
There are many reasons why a buyer might be “sitting on the fence” regarding a home purchase.  In the past three months I’ve heard comments like,     “An aging family member has been ill and if something happened during escrow..."  (That was 5 months ago and now they could have been all moved in and moving on with life)     I had a heart attack last spring and I’m worried the stress of moving might be too much for me...     I just was hoping not to spend that much… (in looking … (5 comments)

2518 Reasons Why You Should Buy - Not Rent - In Tucson, AZ

I read an article this week that really sparked my curiosity about rental availabilities listed in the Tucson MLS.  I ran a quick search and there were 645 active listings between the rental list price $600 and $2000 monthly. Then, I wanted to discover how many homes were active on the market, that could be purchased at $153,000 or less.
Why? Because I wanted to see how many first time home buyers, or retirement home buyers, or even second/vacation home buyers could purchase a home on … (6 comments)

buying a home in tucson: Why is John Paulson Telling me to Buy a House and Why Should I Care? - 10/11/10 05:38 AM

This post was written by Cece Blase in San Francisco, but what she notes holds true for our local area of Tucson, Marana, Vail and Oro Valley.  Large inventory, low interest, rock bottom prices - if you CAN buy, you SHOULD buy.   It's an investment in your future, locks in a fine interest rate for a fixed mortgage, and enables you the pride and security of home ownership.

Some times it's not about "resale-ability".  Some times it's just about making a smart choice now for your family tomorrow.

buying a home in tucson: Reasons To Sign Up With A Buyers Agent - 09/01/10 02:51 PM

Buyers - Gary says it all quite succinctly in his post below.  As an additional note, as a buyer looking at new construction - know that you need to bring your agent with you the FIRST time! New construction agents work for the builder, NOT for you!  A buyer's agent commission is paid by the builder, and there is NO discount if you do or don't have an agent.  So why not have someone on your side, at no cost to you?
There are many more reasons why a buyer's agent is a must for any home buyer looking in … (0 comments)

Buyer's Advisory - Why It's a MUST READ
Monday morning I had the pleasure to read a blog post by Wanda Kubat-Nerdin entitled, "So tell me...is it safe to live here".  Not only was the post well written, but the trail of comments invaluable.
Buyers - when you are contemplating a home purchase, they best thing you can do is research your neighborhood.  Ask your agent for resources, not opinions.  By law, your REALTOR cannot say whether a neighborhood is "good" or "bad" or "safe" or "dangerous", but they CAN give you links and places to form your own views and … (2 comments)

buying a home in tucson: The Herd Mentality - 07/25/10 04:50 PM

J. Phillip says this most eloquently in this post regarding NY real estate.  My last buyers here in Tucson were pre-approved with a 4.5% fixed 30 year FHA loan.  If you have good credit, a down payment in savings, and have always wanted a home, or perhaps an investment project - Now is the time to buy -- I repeat -- NOW IS THE TIME TO BUY!  I, too, notice a general fear and resistance to buying, and really, the bad time to buy was during the bubble!!!  Come on folks - inventory is full and flavorfull!  Whet your appetite … (2 comments)
