The Swamp cooler, aka Evaporative cooler, is a part of many homes built in the metropolitan area of Tucson.  However, 80% of homes currently active and for sale in Tucson do NOT have evaporative coolers.
What is evaporative cooling?  Think...getting out of the pool on a hot day and feeling "cold"
According to my research, Egyptians hung wet blankets across their doors and the royalty had servants fan them across jugs of water!  So...the idea has been around a long time.

A couple of tidbits from our March report of the Multiple Listing Service of Southern Arizona.
 
Total Sales Volume has increased almost 18.5% since one year ago with the average sales price up 3.33% since last month.
 
The Average Sales Price this month was $212,988 from $206,128 in February, a
3.33% increase.

There has been a significant increase in total sales units, from 1,055 in February to 1,480 in March, over 40% from the month before and a 16.08% increase over March 2015
 
New Listings are up slightly, have increased 2.31% from February. However, the total ACTIVE listings is down 5.44% from a month … (3 comments)

Surprisingly, sales prices have dropped from last month, almost 5%!    Very interesting is the fact that new listing inventory has jumped by over 64%!   There are 64% more homes for sale right now, than were available the month before. 

If that doesn't mean you ought to be looking, let me tell you something...if you are a buyer looking at homes for sale in Tucson, stop looking ....  make an offer!!  (I'll be happy to help you with that)

I read an interesting blog that had me digging into the Tucson Market to see what I could find in regards to downsizing and trends in homes sold in the greater Tucson real estate market.
In studying the MLS market statistic reports for our region, I discovered the following and have put it in graph form:

In summary, in January of this year, 33.9% or, 282 homes of 830 sold were 4 bedroom or more.  
In June, 32.4% or 409 of 1261 homes were 4 bedroom or more.
