Today I'm sharing my visit through Saguaro Ranch, in NW Tucson/Oro Valley/Marana.
After the lovely hilltop break, we traveled through Saguaro Ranch, noticing the existing homes all share the architectural guidelines of utilizing glass, steel and stone in their construction. Stunning!

My kids thought Tucson was just a flat desert plain with a few Saguaro Cacti to break up the monotony before they came to visit.
Tucson is surrounded by four main mountain ranges, on all sides.
Santa Catalina's, including Mt. Lemmon, to the north. Santa Ritas to the South.

I love taking walks in my new neighborhood. As you might know, I've been writing about the master planned community of Gladden Farms for 9 years - and believe me, if you are thinking about buying or selling a home in that neighborhood -- I can help!
But now my husband and I have moved into the West Foothills of Tucson and are really appreciating the open sky, desert landscaping, rolling hills, and on and on and on.

Wondering what's the newest in our Tucson Area Real Estate market this past month?
Well, our total sales volume continues to increase!
While currently just about 2% more than July, our numbers are still up close to 16% more from a year ago August.
Average SOLD price is up as well. Looking at the entire Tucson Metropolitan area which includes Tucson, Marana, Oro Valley, Vail, Sahuarita, etc., our numbers are up marginally with an average of $220,774.
New listings are up a BIT from July but overall down 4.28% from last year. This amounts to a decrease in total active listings available by .43%.

I woke up this morning full of anticipation.
No particular reason, just happy to start another day.
A couple of hours in, my inner reflection hit my actual consciousness and I thought, "Wow, I am so lucky to be in a career that I wake up eager to start my day."

I know, you're thinking...the title sure sounds cheesy.
But, here's the reality.
The previous owners LOVED this home. I know, I sold it to them.
We walked in, and this sigh of bliss was heard behind me....it was love at first sight.
The owners had been elderly, and unfortunately, they are now passed. More than anything, with the responsibility of re-listing and selling their home, I wanted to help create a newer, updated version for the NEW owners to love.
