real estate: Working With The Long Realty Team - 09/09/20 11:56 AM
When I initially talk teams with my clients, I first address the relationship between you and me.  After all, communication is KING and facilitates the many moving parts in any Real Estate transaction.
I like to identify best time of day, phone, text or email, and so forth.  We talk about holidays.  Work weeks. After hour communications.  I share that I love a paper trail and don't expect you to remember all of the details that I find so riveting.  So, I'll send a recap of most conversations just for the record.
But there's even more to a team than meets the eye.

real estate: We Can Get Through This - 04/14/20 02:31 PM
For the past three weeks, I've been watching videos, seminars, meetings...holding a few myself, and reading books. Well, outside of cleaning my house, taking long walks, anticipating grocery store pickups (big highlight) and fighting depressing thoughts.
Let's face it - we're all human, and we all struggle.
I wanted to share something I read today out of Rick Butts book, The Big Butts of Life.  (Get off your excuses and do big things!)
Just a few pages in, he has a highlighted quote,
"An excuse is a universally accepted lie about why we don't do something we want or ought to do".
Whoa....I'm pretty sure I'm … (0 comments)

real estate: 4 Thoughts on Growing Your Business - 12/18/18 05:05 AM
4 Thoughts on Growing your Business
I asked a coworker this week if he could take over my bi-weekly "Growing your Business" class coming up,  and he decided on the topic of creative ways to grow your business relationships.

He asked for my own contribution to the discussion, and since I awoke early this morning,  I sat down to brainstorm.

Here's what immediately came to mind:
Connect people to people. Don't you feel affirmed when a friend wants you to meet one of their friends you don't know? Same applies in business.
Get personal - have a coffee/soda/watch the sunset moment. ( example: Take your … (4 comments)

real estate: A September 2018 Look at the Tucson Real Estate Market - 10/17/18 09:40 AM

Is now the time to list your home?
Let's take a look at the September 2018 Monthly stats from the Southern Arizona Multiple listing service.
Below are some points regarding residential sales:
Total Sales Volume  has dropped by close to 18% from August. Average Sales Price has dropped just over 4% as well. Those that have received offers and gone under contract have decreased by 13.23% in that same time frame. Total units of sales (both buying and selling) have decreased 4.7% from a year ago same time but median sales price is up just about 1.5%. Total units of sales (both buying and … (1 comments)

real estate: Find Your WOW - 10/16/18 08:55 AM
Every so often I run across statistics that make me say WOW outloud. The most recent, and I can’t remember the source (sorry) said that in the first few years of a Real Estate career, 80% fail.
WOW. 80% fail.
I’ve heard different statistics for different time frames but they all point to the same thing...if you’ve been around in Real Estate for more than a few years – WOW you’re doing something right!
I started in 2005 and homes were selling in what seemed like seconds – I was terrified. Multiple offers, cash deals – it was all such an overwhelming WOW to … (23 comments)

real estate: Let's Have Fun - 06/27/18 11:04 AM
An escrow officer partner shared a nice story/meditation today, written by Don Miguel Ruiz, Jr.,  about having fun.
How when we were young, it was fun to pretend to be a grownup acting out a job.

But, somewhere along the way, we forgot that it WAS fun. Life is full of responsibilities, but we CAN HAVE FUN. We can choose to enjoy.
This made me think back to my own growing up.  I remember a weekend, (we had MANY such weekends) where we went out cutting down trees, hauling and burning branches, cutting firewood, stacking the truck and coming home, where I … (1 comments)

real estate: Earning Income from Purchasing A Tucson Home to Rent - 10/20/17 12:28 AM
Investing in real estate might be a good decision for you.
Purchasing a single family home to rent out, either managed by yourself or a professional team can help simplify the details as well.  Generally, professionals charge around 10% of the monthly rent here in Tucson, Arizona.
Tomorrow I'm taking an investor out to look at several rental possibilities for his second investment in communities around NW and W Tucson, as well as parts of Oro Valley.
Wondering what homes rent for in some of these communities?  Wondering if putting your money into a rental property might work for you?
Talk to me.  I'll help … (0 comments)

real estate: Engage in Blogging - 10/05/17 03:40 PM
In about three weeks, I'm going to be talking to a dozen or so agents from my office about getting started in blogging.
Oh what to say -- what to focus on -- what's most important?
I want to share a list of blogging ideas so folks realize they don't have to stare at a blank page. I want to share the importance of knowing your voice, and the style in which you plan to post I want to share about niche marketing, and,  I want to share about the power of online networking, referrals, information, education. In addition to that,

real estate: 5 Tips for New Real Estate Agents - 11/04/13 07:17 AM
5 Tips for New Real Estate Agents
In our recent company meeting, we learned that approximately 700 agents a month in Arizona leave the business of Real Estate.
We've gotten several new agents in our office over the past year, and I've been happy to work with some of them and answer basic questions if I can.
A few things hit me in observing them that I thought might be helpful to share in my "top five" thoughts about being a new real estate agent.  These are simplistic, but feel free to contact me if you need more explanation. … (1 comments)

real estate: A Servant Leader - Moving the Emphasis from Sales to Service - 08/05/13 07:27 AM
A Servant Leader - Moving the Emphasis from Sales to Service
Put plainly, a leader may simply be the “one on top”, the one who makes the rules that everyone else follows.  For this posting today, I’m looking at Servant Leadership, which approaches leadership in an entirely different light.
A servant leader “shares” his or her power, remembering to put the needs of the whole first, helping others to develop their own talents and resources, thus contributing to an overall higher performance.
In the field of real estate, our clients look to us as professionals to help them with their due diligence, … (27 comments)

real estate: Musings on International Pancake Day at Ihop and More - 02/05/13 01:10 PM
Musings on International Pancake Day at Ihop and More

It's been an interesting week.  Sunday, old clients of mine were in town visiting family and I joined them for a rather impromptu home search.  Looked at 4 properties and they really decided one would be a great place to fix up.  I called the agent, left a message, and met them the next day to sign and fill out a nice offer.
Agent calls me a few hours later, almost 24 hours to the minute I might add, to say...."Well, I've had an accepted offer since Thursday..." Excuse me, isn't … (1 comments)

real estate: "Tools Kept in the Tool Box Don't Do Us Much Good" - 11/16/12 11:01 PM
"Tools Kept in the Tool Box Don't Do Us Much Good"
I'm paraphrasing it a little bit, but that was the lesson learned in a recent preparatory Real Estate class.  Our focus:  Jump starting 2013
We're listening to a series of national speakers each week as we implement the steps towards our business plans of next year.
Tools kept in the tool box won't do us any good if we don't use them...
For some reason that brings to mind the many memories I have of pounding a nail in the wall with the handle of a butcher knife.  Or the tip … (26 comments)

real estate: Passing Out Thank Yous - 08/09/11 04:10 AM
Passing Out Thank Yous
I have to credit having terrible workplaces as my inspiration to work in Real Estate full time.  I was blessed to have two incredible careers for a while in my life, to the sum of 22 years of working in either a school or church setting.  I loved it.
I'd always had an interest in Real Estate, took the classes, passed my test, and had a part-time thing going - but in the back of my mind I kept saying to myself, "I'm not a salesperson, I don't do sales", and I was afraid to put all … (4 comments)

real estate: Working Together in the Real Estate Transaction - 04/05/11 03:48 PM
Working Together in the Real Estate Transaction
Yesterday I wrote a quick blog post with quotations on the subject of honesty.  Of all things, Monday was "Tell A Lie" day -- not something I want to get involved in, either professionally OR personally!
As a REALTOR, and as a person, I believe in the value of honesty and fair dealing.
As a customer, YOU have the right to expect honest and fair dealing from me.
As my client, I have a fiduciary duty towards you.

So, what exactly can you expect when hiring a REALTOR® or real estate agent to … (6 comments)

real estate: Being a Real Estate Agent is a Gift! - 12/23/10 09:27 AM
Being a Real Estate Agent is a Gift!

This morning I enjoyed my second call this week from a buyer who recently closed on her home purchase.  She wished me a Merry Christmas and proceeded to tell me all about her home remodel plans and the processes she'd been going through.  I could hear her excitement over the phone as she shared her vision and dreams.  I think the house is going to have a very rustic/cozy feel to it - and she's very happy with her home purchase.  She is really making it hers - I can't wait to … (9 comments)
