What's going on with the Tucson real estate market?
Looking back on January 2024, sales were down in January by 3.4%, with only 984 sales.  A year ago, sales were closer to 1500.  
The average sales price has slipped just a bit as well, down by 1.66%  It's still well above 2024 high in May of of apx 355K however!
Days on market are averaging 26 days, so homes are still moving quickly.  Of interest - new homes for sale are flooding the market since December, up over 54%  (we're moving into our peak market season - I can help with that!!)

tucson: Kudos to Banner Main Campus - Donor Division - 01/27/24 03:21 PM
My husband and daughter were in surgery this week at the Banner Main Hospital Campus, located on Campbell and Elm Streets in Tucson.  (Banner - University Medical Center in Tucson, AZ)
We all wanted to give a shout out to the staff, doctors and residents, students, nurses, aides, cleaners... that took great PERSONAL care of my daughter, the kidney donor, as well as my husband, (her step-dad) the recipient.
Truly amazing, after 2 days, his kidneys were working at 72% capacity as opposed to 13% when he entered.  Grateful for the new kidney!

This weekend, clients of mine are having an estate sale.  They will be selling interior and exterior furniture, dishes, tools, garden equipment, and so much more.
Downsizing is hard work!

A good friend of mine is an avid bird watcher and amateur photographer and lucky me, I get to receive and share his photos
 
Today I thought I'd share information on a bird seen regularly throughout our Tucson , Arizona region.  The Roadrunner.
 
I can't say I've seen them running down the road, or outsmarting a Wyle E. coyote, but I've certainly seen them darting bush to bush.
 
Roadrunners live in arid climates are quite adaptable to Southwestern United States and Mexico. Amazingly, roadrunners do not have to drink water. They get all the hydration they need from their diet -- can you imagine?  … (3 comments)

It's called Concerts in the Courtyard, and they are held at the Marana Municipal Complex at 11555 W Civic Center Drive.  There's one this Thursday with the OnesAllBand.
Just bring chairs or a blanket, and enjoy!  There's food trucks onsite to make it a picnic!!
Best of all, it's FREEEEEEEEEEEEEEEEEEEEEE.  (well not the food trucks!)

There are a lot of negative articles out there about there about interest rates, the fall of housing, a bubble, and so-forth.  As a buyer or seller, it's hard to weed-out the reality.
However, there are some real truths.
Yes, interest rates have all but doubled this year, but looking at the big picture that is real estate, they were also at 7% back in 1970.  Your median house back then was $24,000.  Now, according to the HUD Census, our National median house value is $429,000.

I got distracted online today, imagine that, and wound up reading all about what NOT to wear over 50. 
After skimming, I really thought perhaps ALL ages shouldn't wear, but I digress.
Let's go over a few key points.
Don't wear run-down shoes.
