I woke up this morning full of anticipation.
No particular reason, just happy to start another day.
A couple of hours in, my inner reflection hit my actual consciousness and I thought, "Wow, I am so lucky to be in a career that I wake up eager to start my day."

The market always feels like it slows down a bit as the mercury climbs in our Sunny little corner of Arizona.   We had an average sales price for listings of $219,370 in June, dropping just over 4% to $210,570 for July.
As predicted, closed sales dropped close to 5% from a month ago, but we're still up over 28% from a year ago - so the Tucson market continues to improve at a steady rate.
The area continues to need listings - as inventory decreases.  New listings are down 10.7% from the month earlier.  Total … (1 comments)

Northwest Tucson homes are FLYING off the market.  Beware buyers:  Multiple offers are happening more and more - don't miss out on your new home opportunity by hesitating!
Looking specifically at affordable homes for the past 90 days -- at time of printing 71 single-family homes have closed (not counting distressed, or project-type homes) in an average list time of 6 weeks.  These homes are priced between $125,000 and $150,000.
Wow.  So how do you get in on the action for one of these great homes?

The statistics are out from Tucson Area Realtors® Multiple Listing Service for the 2013 year in real estate.
Average list price for Tucson and vicinity rose from $180,745 in 2012 to $197,584 in 2013.  Sales price stayed within 96.86%, with the average sales price finishing at $191,399.  Days on the market for the overall year are down -- 54 days to sell versus 59 the year before.
Our highest month in overall sales last year was May, closely followed by June.  January showed our lowest totals, followed by November.

I met with a young family facing a short sale this week.  It was a referral by a local "friend" here in Active Rain - clients/friends she holds dear.  I am honored by her referral.

Tucson Area Realtors Multiple Listing Statistics were posted this week and I have to say they are optimistic for home sellers!There were more units sold this April, up almost 5% from March.The Selling price is up as well, hurray for sellers, an average of 6.35% up from March of 2011.  Listing price is up too, about 6.32% from last month.And overall, the median sales price has gone from $125,000 in March, to $132,000 in April.This is great news for sellers who have seen the prices plummet throughout Tucson and the metropolitan areas of … (3 comments)

New listings for November - down just over 15% and almost 8% lower than a year ago, November
Total sales volume is up by 8.6% over October, 2010
Average sales price has increased over 2% since last month
Average LIST price has increased over 4% since last month
What does that mean for the Tucson area homeowner?  Things are looking up!  Less homes are being listed on the market, with an average sales price...going UP!
