In fact in March, sales in Hillsborough County were up 13.5% year over year, in Pinellas County up 13.2%, and up 20.6% in Pasco County.

What an incredible month of weather we had in February 2011 in Tampa, FL with temperatures above average 21 of 28 days, and none of the cold days we had experienced for much of the winter.
As I previously wrote, December 2010 was the coldest December in Tampa, FL history, and January 2011 was also abnormally cold.
February 2011 was an incredible month to enjoy the pool and the absolutely beautiful beaches in the Tampa area.

In this report, we are giving the average price per square foot for single family homes sold in Hillsborough County in the month of January 2011 compared with January of 2010. This year over year number is much more accurate than the commonly reported month to month numbers due to seasonal and holiday differences.

Home sales plunged 27% in July, year over year, to a seasonally adjusted 3.83 million homes, the lowest rate in 15 years.
Much of this was likely due to the $8,000 First-Time Homebuyer Tax Credit that artificially raised sales over the past year. About 70% of the buyers according to some surveys were planning on buying anyway, but sped up their purchase to get the tax credit. This leaves less buyers ready to purchase homes. The high unemployment and worsening economy are also likely depressing the market.
