When it comes to purchasing a home we need to be very careful and do our home work when it comes to Fires & Floods.
Fires can be worse then Floods because most homes are completely destroyed vs a flood.
Sure everyone has home owners insurance but usually covers accessed value which can be approx. 75% of market value and or what a person could sell their home for.

Vegas Bob has been running into Home Buyers around the Las Vegas area that purchased homes 1-2 years ago. When they purchased their homes the agents that represented them mentioned that Las Vegas was at the bottom of the RE market. These people purchased their homes with very little down and now their homes are upside down!

The last time they listed there home with a local Real Estate Agent the Agent insisted on playing both the Buyers Agent & Listing Agent so they could make more money with 7% commission verses 3.5

This post goes out to anyone that is interested in purchasing a home, know your limits.
1) Know if you place of employment is secure before you purchase a home.
2) Try to have at least enough money to get you by for 6-12 months. There are so many people that live from check to check and then when you can't make the house payment etc., you start borrowing on credit cards and that is a no-no in my … (5 comments)

This has happened to me before and it can be a little creepy, and my clients were very bothered by it.
I try not to show homes after dark, especially REO homes because most of the time the power is turned off. We were running a little late on several showings and I asked my clients if they wanted to look at the last home in the morning the following day. There has been some serious road rage lately in the South West and it's really scary!
Driving home from work today cars are weaving in and out, people are rolling down their windows and flipping other drivers off. It made me want to get off the road and get home where it's safe.

I want to remind everyone out there to be very careful when looking for help from Attorneys and people doing (Loan Modifications) and trying to help save your home from going into for-closer.
There are some real losers out there robbing people from the little money they may have making ends meet.

In 2008 I was burned by several companies Going Out Of Business, without a warning or a big wonderful sign like this.
There are companies Going Out Of Business everywhere and all of a sudden.
There are lists of companies that are Going Out Of Business over the Internet and through other sources.
Please try to be very careful about doing advertisement in unknown magazines, small newspapers or certain business marketing scams. These people that scam prey on new agent's that have just be licensed.

Questions from Clients? Think before you answer, but don't think to long. Practise your answers so when you come across with them, you sound confident with your answers.
As agent's we need to be very careful about answering questions that clients as asking us. And for the last year most of the questions are very similar.

Just recently in Las Vegas several homes have been robbed because the locks were not SUPRA Key Lock systems.
I have come across combination locks and other type of ways to lock homes when trying to sell in the Real Estate market and really in my opinion SUPRA Key systems best lock systems, especially if the sellers are still living in the home.
