Well it's true ... Sometimes the truth hurts!
Most of the Real Estate inventory in Las Vegas was purchased at the end of 2012. I had a very difficult time finding homes for clients because there were (Bidding Wars) going up against investors.
Now because of this the home prices in Las Vegas have increased dramatically. Problem is the homes that are being purchased are not worth what their selling for.
The banks are still sitting on around 40,000 to 50,000 homes (Shadow Inventory) owned by the banks that haven't even hit the market in Las Vegas Nevada.

The Feds and United States Government are going to really start cracking down more on Banks & Finance Companies writing up "Pre-Approval Letters" that really don't mean CRAP when purchasing a home.
Talking with Real Estate Agents in Las Vegas Nevada and listening to the Horror Stories is unbelievable. When I go out to lunch with some of my associates and friends in the RE business there is always a BUZZ about Banks & Lenders writing Pre-Approval letters and the clients that are let down at the very end after presenting offers that are accepted.

Well Bank of America does it again ...
Robert (Vegas Bob) Swetz has had his ups and downs with Bank of America, he has written about them before and will be writing about them once again.
One of my relatives recently purchased a home from Bank of America and everything was going so smooth until COE ... Close of Escrow.
This was a CASH purchase, the funds were wired Thursday evening and my client will not have the keys for the home until (Maybe) ... Monday!

The inventory of homes in the Las Vegas Valley has been shrinking day by day because of several different reasons ...
Tax Season, Sales of homes, Robo Signature Fraud, etc.
The banks continue to play the "Bidding War" games on bank owned homes and totally (Ripping Off) investors, home buyers, etc. I have clients that have made offers on bank owned homes, when it came to the Highest & Best offers they lost even with H&B at 10-30 percent over listing price.

Robert (Vegas Bob) Swetz purchased some property in the South West around 4 years ago and used Orchard Investment Inc. for his lender. At the time I purchased the property there were not many Lenders that would finance for this type of property.
Vegas Bob has contacted Orchard Investment Inc. several times trying to get the interest rate down to a more realilistic percentage, but the GREED of Orchard Investment Inc. has refused to help Vegas Bob.
For anyone reading this post & story my suggestion would be to stay away from Orchard Investment Inc., just another crooked Lender taking peoples … (1 comments)

This ones for you Patti and not for the Banks & Lenders! I am so sick of all the crap the Banks & Lenders do and you wait until this is over!
I hope the Banks, etc. have some real deep pockets and great Attorneys because this fight will not be over for along time.
And the repercussion of what's in store, well let's just say when it's done and over there are going to be many homeowners getting the balance of their homes payed through the lawsuits the Banks will be going through!

I have always been a little skeptical when it comes to purchasing a (As is - Where is) Home! And the Where is part is real confusing to me, like was the home moved on the lot or acreage it sits under?
(As is - Where is) Homes is all the Banks sell because they don't want any type of liability attaching it self to the home and coming back and "biting them in the rear end".

There are many-many people that have filed for "Bankruptcy" that also have Credit Card dept. Word has it some Credit Card companies and Banks will be trying to collect some of this money in the future.
What is your opinion on this subject?
Do you think the Banks & CC companies deserve their money that was loaned or borrowed?

I continue to hear horror stories of Banks & Mortgages that have been or are committing (Fraud), so if I can't pay cash for my home who can I trust?
And by looking at this map (above) it looks like I am in a State that is and has been targeted by (Fraud) from Banks & Mortgage Companies.
What options do I have?

When are the Banks going to release more foreclosed homes?
Las Vegas is in desperate need of the Banks releasing more foreclosed homes, I have quite a few clients looking to get into different homes and most of the homes on the market are new construction and short sales, and short sales (suck)!
Is this going on in you cities and towns around the USA? Are most of the foreclosed homes gone?
The Banks are siting on hundreds of thousands of homes across the USA, why?

On my drive up from Minneapolis/ St Paul (Twin Cities) in Minnesota I was driving by Farm Properties like this everywhere. Word has it nothing is selling because once again the Banks don't want to finance anyone interested i purchasing these properties.
If the Banks are not financing people to purchase properties in Northern Minnesota and they go back to the Bank creating a for-closer, what good is this for our economy?

Are the Banks going to release some more REOs?
Many agents in Las Vegas Nevada are waiting for the Banks to dump another truck load of REOs. Most of the inventory has been bought up by first time home buyers and Investors.
My question would be, have the banks figured a way to get the best price for homes by not allowing a huge flood of homes and letting people bid with the highest price getting the home?
Word has it huge Investors are still rolling into Las Vegas purchasing what ever is a good price to them.

There are many States across the country that are in great need of new listings and homes to sell to clients.
I have around four different sets of clients that are in great need of finding homes for their families. And I have been taking with other agents around the city of Las Vegas they are telling me the same thing.
California is also hoping for another dump of REOs.

In other parts of the country if you purchase a second home is it considered and investment property with a higher interest rate?
This has always puzzled me because so many people have a second home, especially if their retired. People have one in the north of the country where they spend their late springs, summers and early falls and a home further south where the winters are more mild.
In Las Vegas Nevada if you purchase a second home the bank will try and put you into a higher interest rate because it is considered and investment property.

Angry Real Estate Agents across the (World) have been complaining to Real Estate Divisions, Networks and congress about the term Short Sale and how the process of a Short Sale doesn't fit.
I have a friend that works for a News Channel and he leaked the information to me some time yesterday.
It will be announced over the News Channels across the country some time this weekend.
Reason for change is there is nothing (Short) about a Short Sale!
