Be Very Careful about Purchasing a Home in certain States, Cities and Towns
When it comes to purchasing a home we need to be very careful and do our home work when it comes to Fires & Floods.
Fires can be worse then Floods because most homes are completely destroyed vs a flood.
Sure everyone has home owners insurance but usually covers accessed value which can be approx. 75% of market value and or what a person could sell their home for.

There are many important questions that need to be asked and directed whenever a person purchases a home. Some of these questions might show up on the RESIDENTIAL PROPERTY AND OWNER'S ASSOCIATION DISCLOSURE STATEMENT or on the Home Inspection.
But as a Home Buyer you can ask questions that might not be covered by either and there are many more questions than what I have listed (below).

In the last week Robert Vegas Bob Swetz received several calls from people interested in purchasing properties in Las Vegas and Henderson.
At first Vegas Bob thought these calls were just your typical calls from tourists just wanting to go for a free joy ride around the Las Vegas Valley.
Only to find out these 2 leads are the real deal!

Banks and Lenders have become so tight with lending money out to purchase homes that it's like some type of a "Game" their playing ...
The reason the Interest Rates are so low is because it's almost impossible to borrow any money. Once the Interest Rates go up, a homeless person with no job will be able to get financed.

Many people interested in purchasing Real Estate across the country are getting (Pre-Approval Letters) that don't work. Many loan companies and some banks will run your credit on very little information and then print you out a (Pre-Approval Letter) ... "Well most of the time this isn't enough" ... ;o(

One thing that has always impressed me with the ACTIVERAIN network is asking the members questions about Real Estate. I do it when ever I have a question that I am unclear about and the AR members always come back with some great answers.

What are Banks & Lenders doing to increase the chances of people purchasing homes?
When are Banks & Lenders going to start bending and getting creative with financing? There are so many people with families that are trying so hard to get into a home, but most of the Banks & Lenders don't want to budge.
I know the Banks & Lenders have guidelines that they have to go by, so when are some of these guidelines going to change.

This post goes out to anyone that is interested in purchasing a home, know your limits.
1) Know if you place of employment is secure before you purchase a home.
2) Try to have at least enough money to get you by for 6-12 months. There are so many people that live from check to check and then when you can't make the house payment etc., you start borrowing on credit cards and that is a no-no in my … (5 comments)

Why are some people waiting to purchase a home?
There are some people that have a chance to purchase a home but continue to wait. These people have been approved by a lender, have looked at some homes and have a idea of what their looking for.
Some of these people think that there is going to be another flood of homes this winter and some homeowners are going to lose their jobs and their homes will go into for-closer.
What is your opinion?

My brother-in-law just closed on a 2007, 5 bedroom, 4 bath, 3 car garage in the SW in Las Vegas Nevada! Homes across the street from his are in the millions, which in turn will help towards equity in the future.

But in the last year have you been working with client's interested in purchasing homes or interested in selling their home?
Most brokers and other agent's have stated that a listing is better because of several different reasons, what are these reasons?
I like listings but in the last couple years I have shown more homes to people then taken on listings.
