Be Very Careful about Purchasing a Home in certain States, Cities and Towns

 
When it comes to purchasing a home we need to be very careful and do our home work when it comes to Fires & Floods.
Fires can be worse then Floods because most homes are completely destroyed vs a flood.

Sure everyone has home owners insurance but usually covers accessed value which can be approx. 75% of market value and or what a person could sell their home for.

In the last week Robert Vegas Bob Swetz received several calls from people interested in purchasing properties in Las Vegas and Henderson.
At first Vegas Bob thought these calls were just your typical calls from tourists just wanting to go for a free joy ride around the Las Vegas Valley.
Only to find out these 2 leads are the real deal!
 
So Vegas Bob will be flying home next week for 1-2 weeks and then back to Alaska.

Banks and Lenders have become so tight with lending money out to purchase homes that it's like some type of a "Game" their playing ...
The reason the Interest Rates are so low is because it's almost impossible to borrow any money. Once the Interest Rates go up, a homeless person with no job will be able to get financed.

When are Banks & Lenders going to start bending and getting creative with financing? There are so many people with families that are trying so hard to get into a home, but most of the Banks & Lenders don't want to budge.
I know the Banks & Lenders have guidelines that they have to go by, so when are some of these guidelines going to change.

 This post goes out to anyone that is interested in purchasing a home, know your limits.
 1)   Know if you place of employment is secure before you purchase a home.

 There are some people that have a chance to purchase a home but continue to wait. These people have been approved by a lender, have looked at some homes and have a idea of what their looking for.
 Some of these people think that there is going to be another flood of homes this winter and some homeowners are going to lose their jobs and their homes will go into for-closer.

 All Real Estate agent's are both buyer's agent's and listing agent's!
 But in the last year have you been working with client's interested in purchasing homes or interested in selling their home?
 Most brokers and other agent's have stated that a listing is better because of several different reasons, what are these reasons?
 I like listings but in the last couple years I have shown more homes to people then taken on listings.
