homes: Study: Higher home prices lead to more sales - 10/29/13 10:03 PM

SAN FRANCISCO – Oct. 29, 2013 – If home prices edge higher, the housing market will see higher home sales, according to a new paper by two senior economists with the Federal Reserve Bank of San Francisco. The economists note that it’s not that the higher prices entice buyers as much as the higher prices entice owners to sell their homes, thereby helping to alleviate current inventory shortages.
Many sellers are still waiting out the market until home prices rise more, economists William Hedberg and John Krainer write in an article in the Federal Reserve Bank of San Francisco’s Economic Letter … (1 comments)

homes: FORT MYERS FLORIDA ALMOST READY TO UNVEIL IT'S NEW DOWNTOWN WATERFRONT - 10/22/13 12:33 AM
Fort Myers is almost ready to unveil its new, downtown waterfront, but developers have yet to sign any contracts to build.
A ribbon-cutting is tentatively scheduled for the first weekend in December, said Don Paight, executive director of the Fort Myers Community Redevelopment Agency.
“For all practical purposes,” he said, “it’s pretty much finished.”
The project brings the Caloosahatchee riverfront up to Bay Street. It creates two basins that filter pollutants from storm runoff. The basins will be separated by Edwards Drive, which will be converted into a brick-paved bridge.
When the $5.3 million riverfront project broke ground in March, Paight … (0 comments)

homes: Fla.'s housing market shows gains in Sept. - 10/21/13 05:23 AM
More closed sales, higher median prices, increased pending sales and the continued stabilization of the homes-for-sale inventory resulted into a sunny outlook for Florida’s housing market in September, according to the latest housing data released by Florida Realtors®.
“Throughout the year, we’ve seen Florida’s housing market strengthen, and that positive momentum continued in September,” says 2013 Florida Realtors President Dean Asher, broker-owner with Don Asher & Associates Inc. in Orlando. “Home values are rising, and many homeowners across the state see improving home equity. Those trends are helping to ease tight inventory levels in many areas as people who had been waiting … (0 comments)

homes: AVOID Bonita Springs/Naples DISTRESSED property until?. - 10/10/13 10:42 PM
Lately, it seems the best deals are NOT seller distressed homes such as foreclosures or short sales. I suggest you have your Realtor check all available property and examine carefully your total cost to repair and renovate over the next three-five years. Lately it seems the BEST deals are non-distressed deals. If you need help in doing this contact your agent, if I can help, let me know. homes: BONITA SPRINGS FORECLOSED PROPERTY VALUES - 10/10/13 10:32 PM
Over the past few years I have sold 97 foreclosed properties as a buyer's agent. The deals were great. But now that has changed, many of the foreclosed properties being listed now (REO) are priced as high per square foot as non-distressed move in ready property. If you as a buyer are only considering foreclosed homes and purchasing from that list you very well may be paying more than you should. As a consumer you need to look at the total cost to renovate and in most cases, if you have not added the cost of new roof and air conditioning … (0 comments)
