One thing I learned early in life, we're talking grade school,  is to pick my battles and not try to win or get everything that I can get - just because.
Today, went on a listing presentation with a friend new to real estate- she was nervous but prepared.  I also made sure she was ready to answer the commission reduction question - and she was - had a few really good responses.

Here's a first for me!  I have a listing - comps are now well below the list price and well below what the Seller owes.  He does not want to drop the price and pursue other options.  I decided not to renew the listing.
The sign is scheduled to be removed.  Yesterday, the sign guy calls me frantically, "Hey - your Seller, he's being weird - and is a jerk ... he chased me off the property and refused to let me take your sign!"  Whhaaatt???  Whhhyyyy??!!!  I ask Tim the sign guy to sit tight as I call the Seller.

OK - here is a case for actually sitting down, with a cup of black coffee and reading the entire preliminary report you receive from title companies!
I recently represented a Buyer that purchased a home from a Seller who, by all accounts, appeared to own the home -- he lived there, he was behind a few HOA payments but agreed to take care of that; he made all the repairs we asked for, the house was well-cared for, and he signed all docs indicating - he was the owner.

From time to time, I participate in running or cycling events for various charities in and around Tucson, AZ.  Every time I show up for the pre-event festivities, I watch all the "really in shape" athletes stretching, eating energy bars and drinking concoctions I have yet to develop a taste for - all while they are working through their nervous energy for a win.
