Ah yes.  The home buyer.  They have questions.  We can often answer most questions before they are even asked.  But clients will call anyway - to ask or ask again ...  or ask in a different way. 
But I think true "quick questions" should have quick answers: "What is your phone number?", "Want more coffee?" or "Would you like to go to lunch?"
Questions from clients are generally not this "quick" and neither are the answers. So when I get calls from clients during the home buying process  and I hear these words,

Inquiring real estate agent wants to know:  "How did you find the house? What's the address?"   Ahh...FSBO on Craig's List!
After a few minutes - I wished the Buyer good luck and began to research the property.

Tucson's city council meets this week to discuss and vote on several proposals designed to pay for the huge $32 million budget deficit the city is currently facing.
One of these proposals is a 2% renters tax - which is being referred to as a "landlord tax".  It sounds like double-tax to me - landlords are already paying property tax - and will be taxed again on the same property because it's rented.  Anyway, we all know what will happen - this tax will just be passed on to the renter in the form of "raising the rent".

When someone calls and says, "I'm a real estate investor ..." it doesn't take me long to figure out if they really are or not.  Basically, to me:
A weekend warrior is someone who focuses on the carpet, the kitchen cabinets and wonders how old the roof is.  The true investor only cares about two things:  How much out of pocket and how much will I get back?

Many buyers have seen last minute mortgage-settlement cost shocks and mystery junk-fee charges that pop up last minute or the "good-faith estimates" from lenders saying that closing costs would be about $2,000, but doubled to $4000 on the final settlement sheet.  Worse - the Buyer had to come up with the extra money to cover the surprise costs or the sale or refinance just isn't going to happen.

1)  Knows and gives clients all their options - then lets the client decide.
2)  Ethically, professionally and efficiently gets their clients through the home buying process.

So the big hurdle is getting the first time home buyer past their nerves and to the closing table.  Add the mad rush to buy something before the $8000 tax credit ends on November 30th -- and it can get crazy!
