Below are some highlights from the January Statistics from the Tucson Association of Realtors:
Total Unit Sales rose from 712 to 780, a total increase of 9.55% from January 2010 to January 2011. Average Sales Price decreased from $186,399 in December 2010 to $166,998 for January 2011, causing a drop in percentage of 10.41%. The Median Sales Price decreased by 3.76% from December of last year to January of this year. New Listings increased by 81.98% over December 2010, and decreased 19.60% compared to January 2010. According to the National Association of Realtors - here are: The economy is growing - but slowly. The private sector is finally creating some jobs. Consumer confidence remains low though it's not rock bottom anymore. The 30-year mortgage rate is at generational lows. The national median-home price is stabilizing. Other home-price measurements are showing signs of stabilization. Home price-to-income rations have returned to fundamentally justififiable levels. Economists expect price increasing in upcoming years. Loan delinquencies are high - but recent loan originations are performing well. The long-term path to self-reliance maybe helped from long term housing-wealth gains.

• The number of homes sold are up 11.36% from last month
• The median sales price is around $150,000 where it has been since May (of this year)
• New listings have decreased 21.82% over July
• Active listings are the highest to date this year at 7,170, an increase of 7.53% over July
• Total sales volume of $164,547,474 is an increase of 8.17% over July's sales volume

There was a surge in home sales this past spring resulting from the homebuyer tax credit, and as expected, we are now seeing a decline in the number of homes being sold.
According to the National Association of REALTORS® Chief Economist, Lawrence Yun, we will likely see a decline in home sales in July and August as well. Yun also noted the following:
