What are HUD homes? HUD homes are GOVERNMENT foreclosed homes. These are homes that are run through the FHA (Federal Housing Administration) program. The FHA program was a program that many REALTORS didn't like to use because of it's strict regulations. Today, the government has come up with a great program to assist many first time home buyers of HUD foreclosed homes, it's called the HUD Initiative Program. The Basic Guidelines If the home and owner-occupied buyer qualifies for this loan, it means an earnest deposit of $1000.00 initially, $100.00 total at the end. Sellers - I noticed that a lot of you are curious about your home's value. And if you are thinking of selling in the future... here's some great news. But first, let's cover the bad. Some of the issues that I deal with on a daily basis are: 1) So many foreclosures ~ a great deal for buyers but overall a detriment to the overall value of your home. 2) So many homes for sale ~ a lot of competition, longer days on the market. 3) 2nd and 3rd mortgages and the decrease in home sales causing home owners to have little to no equity.

Market trends show that the West Michigan marketplace was very similar to the 2006 stats. However, last year did see a big increase in short sales and foreclosures in the marketplace. Here's the information and best guess estimates from our local MLS board (Grand Rapids Association of Realtors). Information is deemed reliable, but not guaranteed. I'm amazed at the deals going on in today's market! I have to tell you of a deal that I heard of this last year, that I will call the Deal of the Century. To understand the foreclosure process in Michigan, please click here Here's the deal: (Numbers have been rounded and are not exact but close!) A Byron Center home was up in the sheriff's sale. It was initially on the market for over $700K (nice home!) and it's assessed value was over $300K!! The mortgage was only $140K. I was just having a discussion with my husband about how it can really be tough to be "positive" when things aren't always looking up. If you were to look at just the facts, the market does look dismal. In just the Greater Grand Rapids, Michigan area here were the estimates of the short sales that took place.
