I've been saying to people that NOW is the time to buy. My sense from buyers in general is that they have all the time in the world to buy a home. I mean, after all, the media has told us what great opportunities are out there and has spoken about the influx of properties... all of which is true. But is time really on your side??? As I make all my New Year's Resolutions, I have to think about 2007. The other day, I was going through the year and realized that it went by so fast. (Thank goodness for my old articles so that I don't have to rely on my memory!) And thank goodness for a new year. Last year, I remember feeling overwhelmed even in the first quarter of the year. Lately, I've been having this saying go through my head and I've struggled with really understanding the meaning of it. "The more things change, the more things stay the same." I even did a google search on the meaning of this phrase but the articles that were written on it had nothing to do with that phrase. I guess I get the jist of it. My interpretation is that things really don't change. Maybe I just don't understand this saying at all. If this is what it means than I would disagree. September... Recently, I came back from a trip and was flying into our local Gerald R. Ford airport. As I was waiting for my luggage, I spottedthe Grand Rapids 2007 Visitors Guide and decided to take a peak as to what was actually in it. Staging has become one of the latest trends. With so many homes on the market, sellers are finding that staging a home and/or getting a home ready to sell are things that have to be done in today's market. Recently, I took a Monday off to be Tim (or "Tam") from Home Improvement. Mondays are usually the busiest day of the week with playing catch up on everything from the weekend and planning out the week's schedule of activities. It's really no secret that Michigan's economy has seen better days. Truth be told, we have some of the highest foreclosure rates, many people have lost their jobs and talk can be dismal. I prefer to be an optimist and focus on the positive. When you start concentrating on the great things, everything turns around. As far as the housing market is concerned, it still is a buyer's market and YES, there are buyers that are buying. I believe that the area that is seeing some of the best growth is the downtown Grand Rapids area. Great things are going on in (0 comments)

Being a long time resident in Grand Rapids, I marvel at all the changes that have been made. Downtown Grand Rapids specifically has seen the best of the changes and the people are flocking to the city. And why not, with the development of all the condos - urban and luxury and the "Health Hill" as USA Today called it in their article, Grand Rapids is a vibrant city. Although it doesn't compare to the big cities like Chicago, Los Angeles, Seattle... it definitely is a mini version of big city life. City life has its benefits. How's the market? That's the top question Realtors get all the time. Every month, I send out a newsletter which shows the market statistics for the entire board in relationship to last year. The Grand Rapids Association of Realtors board, more commonly referred to as GRAR contains listings from Kent, Ottawa, Kalamazoo, Allegan, Muskegon, Newaygo, Montcalm, Ionia and Barry County. The highest percentage of listings are from the Kent and Ottawa County but the report does include the whole spectrum. It's tough out there. Especially today when the Grand Rapids, Michigan housing market is considered a Buyer's Market. If you're not sure exactly what a buyer's market is - it is all about supply and demand. Currently, there is a lot of supply of homes on the market meaning the buyers have a lot of options to choose from. When the supply is low, the demand for your house is high and then it becomes a seller's market - and homes sell like hotcakes!!!

Here's one of my favorite stories of real estate. I've been working with a couple that was looking for a home in the $300-$400K range. They spotted a home they wanted to view and called to set up a showing. While setting up the showing, I heard from the Realtor® that someone was making an offer on the home and if we still wanted to view it, we needed to get in the home on that day.
