OK, now that all of us have received our call to action from NAR, what are we really saying? Has the $8000 credit made a real impact on the economy? Are buyers using it for the home, or for other purchases that are increasing the home value? That wold be ok as well, and probably more stimulating for the economy that returning it directly to a 30 year mortgage, or for closing costs that are really just pure profit for the lenders.

I am on the Schertz, TX Economic Development Corporation Board of Directors and was asked to provide some information on foreclosures in the city. Our financial folks are in the process of updating the city's bond ratings with some big New York banks and needed current data. Here is what is real for us:

Yes, investors with quality in mind and a realistic view of our housing market are coming back. Here in the greater San Antonio area, houseing prices are holding steady, and more people are forced to rent for a variety of reasons. Here in Texas we have a very Veteran friendly attitude. Along with that, the great State of Texas has some progrmas that are geared toward Texas Veterans. The most popular for most Veterans is the Home Loan Program that allows buyers to get a fixed interest rate for a 30 year loan financing up to $325,000.

I've been out of touch for a long time on the blogosphere! Seems that trying to be active on all the networking fronts in basically impossible for this guy. My twitter account is pretty much going away, my other blog is also going away soon and I will try to stay active with Active Rain.
On why I have been away - we stay pretty busy working buyers, listings, advertising, networking locally (two cahmbers of commerce, city committee, retired USAF group, etc, etc), and some property management just to stay absolutely insane.

I just received a note from a client that I have been working with for some time. She and her husband started looking as the overall market was weak, and they knew some good deals could be made. However, they decided last night that the ecnomoy was too shaky and they were going to sit it out for while longer until things started to get better.
