home buying: Building a Custom Bluestone Home - Part 5 - 03/23/15 11:46 PM
Starting to look like a real house!
Will have drywall in soon and we'll really get some visual of the house. Many rain delays and some material shortages have put the project at a slow pace, but will pick up again this week with better weather and material deliveries on time!
Some of the details you don't readily see are the insulated wall between the master and the living area to add privacy. The master hose bib cut off in the garage for the few nights it freezes. The electical system includes traditional 110 V as well as 220 V in … (0 comments)

home buying: $8000 Tax Credit Call to Action - 09/16/09 07:47 AM
OK, now that all of us have received our call to action from NAR, what are we really saying? Has the $8000 credit made a real impact on the economy? Are buyers using it for the home, or for other purchases that are increasing the home value? That wold be ok as well, and probably more stimulating for the economy that returning it directly to a 30 year mortgage, or for closing costs that are really just pure profit for the lenders.
We as REALTORS(R) have a responsibility to our first time buyer clients to discuss their motivation to purchase a … (0 comments)

home buying: Homeowner Association Fees are Outrageous! - 08/19/09 03:20 AM
For those of us in Texas, HOA's are the rule in any city of size. Most are managed by large, professional management companies and are added value to a community. They really help keep home values up and act as the fearless neighbor when it's time to tell another resident to keep the brken down car off the lawn, remove the Christmas decorations in May, and cut the lawn to keep it at least under 6 inches.
But, by now most agents have also seen the meteoric rise in fees that are charged when a seller needs to move. There has … (0 comments)

home buying: Foreclosures in the Schertz, TX area - 07/08/09 07:22 AM
I am on the Schertz, TX Economic Development Corporation Board of Directors and was asked to provide some information on foreclosures in the city. Our financial folks are in the process of updating the city's bond ratings with some big New York banks and needed current data. Here is what is real for us:
Currently Schertz has five (5) listed foreclosures! For a population of over 33,000 that is an impressive number. We historically have 8-10, but recent sales have reduced the inventory and we are not adding much to it. If we ad our "little" tri-city area of Selma, Cibolo, … (0 comments)

home buying: They're Back! - 05/11/09 04:46 AM
Yes, investors with quality in mind and a realistic view of our housing market are coming back. Here in the greater San Antonio area, houseing prices are holding steady, and more people are forced to rent for a variety of reasons. This makes for an attractive combination to an investor with a minimum of 20% or more down payment.
Although we don't have quite the number of foreclosures that some areas of the country have, we do have a nice selection for investment or as move in homes. These are often a good way to start the investment portfolio, but buyers … (0 comments)

home buying: Texas Veterans Loan Program - 05/04/09 03:48 AM
Here in Texas we have a very Veteran friendly attitude. Along with that, the great State of Texas has some progrmas that are geared toward Texas Veterans. The most popular for most Veterans is the Home Loan Program that allows buyers to get a fixed interest rate for a 30 year loan financing up to $325,000.
Recently the interest rate that is published weekly has not been discounted much, if at all, from the market rates. For example the rate for 5/1/09 - 5/7/09 is 5.2%. However, if the Veteran is receiving 30% or more disability, the rate is reduced by … (0 comments)

home buying: Back to the Blog - 04/29/09 07:35 AM
I've been out of touch for a long time on the blogosphere! Seems that trying to be active on all the networking fronts in basically impossible for this guy. My twitter account is pretty much going away, my other blog is also going away soon and I will try to stay active with Active Rain.
On why I have been away - we stay pretty busy working buyers, listings, advertising, networking locally (two cahmbers of commerce, city committee, retired USAF group, etc, etc), and some property management just to stay absolutely insane.
Numbers have been lower than the last few years, … (0 comments)

home buying: What is going to get better for a buyer? - 01/29/09 01:15 AM
I just received a note from a client that I have been working with for some time. She and her husband started looking as the overall market was weak, and they knew some good deals could be made. However, they decided last night that the ecnomoy was too shaky and they were going to sit it out for while longer until things started to get better.
Ok, what is going to get better for a buyer?
-Low interest rates? Lowest in years! If you qualifiy for the Texas Veteran Program and have a VA disablity of 30% or more, you can … (0 comments)
