Never fear asking an agent into your home, we've seen it all. Smelling is included. One of the biggest challenges many sellers face when listing their house is decluttering. Cleaning out some of the more personal decorating choices allows buyers to imagine themselves living in the house. This sometimes leads us to conversations about wanting to know if it better to show a home empty. My first suggestion is to begin closets and clothes, and stuff which fills our storage areas and garages!
Then, move on to books, papers, miscellaneous items, and, finally, sentimental items. Keep only those things that speak to … (3 comments)

Yes, the weather is still cold, landscape is not that lush green yet; however, if you are just now thinking about selling- Move FAST! My conversations with clients who want to sell in the spring always seems to be a surprise when I send them my blog. Sellers who listed their homes with me in January all had multiple offers and now are closing this month in February! My buyers who are moving from either out of state or locally are finding it rather shocking that inventory is low; those wanting new construction in western Loudoun have little to choose from, as well. There is so much bad press; one minute you hear prices are stabilizing, then just today the news-worthy bleep was that we have record numbers of foreclosures happening. We don't see the record numbers here! I know what my buyers are experiencing in our area and what a number of us who attended the Freddie Mac Real REO seminar (HOMESTEPS) which Long & Foster offered to us at our headquarters in Chantilly. Across Northern Virginia we are all experiencing a low inventory in some price ranges, bidding wars on REOS and Short Sales, and prices becoming more balanced, sometimes even going up.
