Never fear asking an agent into your home, we've seen it all. Smelling is included. One of the biggest challenges many sellers face when listing their house is decluttering. Cleaning out some of the more personal decorating choices allows buyers to imagine themselves living in the house. This sometimes leads us to conversations about wanting to know if it better to show a home empty. My first suggestion is to begin closets and clothes, and stuff which fills our storage areas and garages!
Then, move on to books, papers, miscellaneous items, and, finally, sentimental items. Keep only those things that speak to (3 comments)
I often ask myself, why do I love coming home? As a Realtor, we see so many homes, some I could move into that day, others not so much. it isn't always the decorating, is it? It takes more than that, a home takes on personality! The smell, the life within the walls. Each home is telling a story. How can our home tell our best story, like a good book that everyone wants to read, or a movie everyone wants to see. I have been advising my sellers who are scheduled to close near the end of June and those in negotiations of offers wanting to close in early July, what differences in the sales tax will they see in the HUD and what must they pay after July 1, 2013 to sell their property? Folks are now seeing many short sales close in less time than in the past, banks are working with agents more effectively and in a more timely manner, why you ask? Banks Net More Money on a Short Sale RealtyTrac’s latest data tells us that a short sale sells at approximately a 10% discount. A foreclosure sells at approximately a 35% discount. Obviously, the bank will net more by agreeing to short sale than they would by bringing the home to foreclosure. One of the things I often hear from people I meet is that real estate and mortgage professionals should have seen the current housing crisis coming and done something to prevent it. We should have realized that easing lending practices would lead to millions of families buying a home they could never afford. We should have warned our neighbors not to use their homes as ATMs. We should have realized that the economy could never withstand such growth and was about to crash. Maybe these people are correct. Looking back, perhaps we could have been better stewards of the home buying (1 comments)

Like most people I have several unused credit cards, you know the ones you open so that you get the extra discount, but intend to destroy them afterward. Most lenders tell you not to do ANYTHING if you intend to purchase a property, especially don't close the account since this could bring your credit score down. But what about ones you just never use. Be cautions about cutting them up.. I usually use scissors and try to cut them into tiny pieces so my identity cannot be stolen. Two years ago, I was the first agent in our office to have a short sale transaction. It went smoothly and easily for both the seller and my buyer. Litttle did I know then what I know now! it takes an army of professionals to get these things closed. I hate to get my buyers involved in these, but many properties look so good and are listed at such a bargain. For instance, how could my client whom I have been working with since July resist this great listed short sale... price $575,000. almost 5000 sq feet of beautiful Brazilian (5 comments)
