In a recent conversation with one of my sellers I was asked, "How much do we need to reduce our price to in order for you to guarantee our house will sell?"
Eeeeek - what a hideous word, "guarantee".
"Let's reduce it to $10.... then I guarantee your house will sell to someone or I'll promise to buy it myself."  Actually - that's not what I said...

My newest video, "For Sale By Owner - "The Pitfalls" touches on just a few risks sellers take when attempting to sell their home without a Realtor.
I could go on all day about the danger of inviting strangers into your home - showing them all around - and hoping they're a legitimate, qualified buyer. (FYI...Realtors make every attempt to only work with legitimate, qualified buyers.)

Here are some interesting numbers*...
There are FOUR houses in Madison County priced below $10,000. 
The LOWEST PRICED house currently in our multiple listing service (MLS) is located in Venice, Illinois and is priced at a whopping $3,000.  Conversely, the MOST EXPENSIVE house right now is in Nebo, Illinois (Pike County) - listed at the bargain price of $2,750,000. 
Have a lot of kids?  Or friends that routinely all stay at your house at the same time?  There's a house in Moro with ELEVEN bedrooms.  If the SEVEN bathrooms in that house aren't enough, we could take a look at the … (2 comments)
