•1)      What is going to be required to write an offer on a property in Big Bear?
Whether it is a bank owned. REO property or privately owned, you are going to need the following if you want your offer to be taken seriously.  In today's market where money is tight, the first thing you'll … (0 comments)

big bear: Tire Chain Requirements for the Big Bear Valley - 12/17/08 06:30 AM
Winter has arrived and you're now driving to work on rain slick roads.  You look up snow caped mountains of Big Bear and you wish you up there snow boarding at Bear Mountain or sking at Snow Summit.  The traffic isn't moving and you're going to be late for work, so you call in sick and head to the mountains.  As you head up Hwy 38, you check with the local radio station and hear that chains are required.  Is the chain restriction an R-1, R-2, or R-3?
There are three different chain restrictions that you should know about.  They are refered to R-1. R-2. … (2 comments)

big bear: Winter Has Arrived In Big Bear. Have You WINTERIZED Your Cabin? - 12/15/08 07:18 AM

As I sit in the office this morning where it is warm and dry, I know that just outside the building we are experiencing blizzard conditions.  The much anticipated storm has arrived in Big Bear and the snow is falling faster than it can be cleared.
It goes without saying that with all of this snow falling, there are going to be plenty of accidents on the roads, and plenty of frozen pipes.  As you think about your little cabin in Big Bear, ask yourself this question.  Did I winterize the cabin before I left it after my last visit?    … (0 comments)

After spending time with your Realtor in Big Bear looking at property,  You find what you were looking for.  Your Realtor takes you to a perfect 3 bedroom, 2 bath cabin backing to the ski slopes in your price range.  You and the wife fall in love with it, so you make an offer. A few days after writing the offer, you are informed that the sellers accepted your offer and it is now time to open escrow.
Whenever you buy a home, in Big Bear or anywhere else for that matter, you're going to find out that many trees have lost their lives … (0 comments)

big bear: Pre Qualified or Pre Approved? - 11/30/08 04:37 AM

Now that the prices have come down, it is time for you to buy that vacation cabin in the Big Bear Valley.  Obviously, you want to get the best cabin you can for the least amount of money, right? The best way to accomplish this is to make sure that you are in the strongest negotiating position possible. People think that the price offered is all that the seller is going to look at.  In reality, Price is only one factor in the negotiations, and not necessarily the most important one. Many times, other terms such as the down payment, good faith deposit, length of escrow, … (0 comments)

big bear: How to Save Big When Buying a Home In The Big Bear Valley - 11/29/08 08:08 AM
How Many Times Have You  Seen A For Sale Sign In Front Of An Interesting Cabin In Big Bear,  And Wondered About The Asking Price?
If you're like most people thinking about buying a cabin in the Big Bear Valley, you see ads about cabins for sale, and it seems that everywhere you look, there are signs in front of cabins  that catch your eye. What has stopped you from calling the number on the sign?  Perhaps, like thousands of home buyers, you hesitate to call the real estate company on the "for sale" sign because you don't want a pushy, big mouthed real … (0 comments)

big bear: How Sellers Price Their Cabin In Big Bear - 11/24/08 09:25 AM
One of the most commonly asked questions that I am asked when showing property in Big Bear is, how much should I offer?  Is there a set rule that says I should offer 30% less than the asking price?
This is an excellent question and it is also a difficult question to answer. The reason I say this is because if you haven't gone through the education phase of looking at homes, you're not going to have any idea what a good value is.  When you review 30 to 50 listings on line, drive by 10-20 of them,  and then look at 5-10, you will recognize the cabins … (2 comments)

big bear: Should The Banks Require That Their BPO's Be Done By Local Agents? - 11/21/08 09:27 AM
It seems that everyone is doing Brokers Price Opinion's for the banks these days.  Unfortunately, I just recently lost one of my short sale listings to the bank.  What was sad about this situation was that I had a very good offer on this property to begin with.  Once the offer was presented to the bank, the BPO was ordered and the process began.  In just a few short weeks, the bank came back with a surprising response.    Based off of the numbers that came in from the BPO, this bank felt that the property was worth more than the offer.  The only … (2 comments)

big bear: Do You Have Adequate Fire Insurance On Your Cabin In Big Bear? - 11/19/08 06:34 AM
Most people think that the arrival of November is the start of the holiday season.  After all, Halloween is over and Thanksgiving is just around the corner.  When I think of November, I think of the Santa Ana winds.  There hasn't been a year that has gone by without the Santa Ana winds howling through the Inland Empire in November.  It never fails that as soon as the Santa Ana winds start to blow, fires seem to break out.  There are times when these winds blow down a power line and this is the reason for the fire.  But in many … (0 comments)

big bear: 38 Questions That Your Out Of Area Agent Should Know About Big Bear? - 11/09/08 04:47 AM
As long as I've been selling Real Estate in the Big Bear Valley, we've had out of area agent's call us for help.  For starters, unless an agent is a member of the local Multiple listing Service, his or her lock box key won't work in our lock boxes.  I often wonder what their clients think of their competence when they arrive in Big Bear only to find out that their real estate agent can't open the properties that they came to see.
This morning we had a call from an out of area agent who wanted keys to one of … (0 comments)

big bear: How well are the banks being represented by out of area agents? - 11/06/08 05:23 AM
What are the banks thinking?  Yesterday I shared my thoughts with you regarding the banks listing their homes with out of area agents.  Today I want to share with you a situation that took place just recently on one of my escrows with an out of area agent.
This situation is going to concern one of my escrow that recently closed.  The cabin that I wrote the offer on was not in the Big Bear Multiple Listing Service.  It had NO sign in the yard advertising it as a home for sale, and it didn't have a lock box on it that the … (5 comments)

big bear: What are the banks thinking? - 11/05/08 11:03 AM
TRUE OR FALSE?
When it comes to selling a property in the Big Bear Valley, the fact that it is  bank owned or an REO property should make no difference in the approach that you take to selling it.  It shouldn't matter if it is privately owned or bank owned, to be successful in selling the property, the process should be the same.
SO, WHY ISN'T IT THE SAME?
In my professional opinion, if you have a property to sell here in Big Bear or anywhere for that matter, you want to list it with a local agent.  This is the advice I gave my own … (0 comments)

big bear: Buying Or Selling Your Big Bear Cabin In These Economic Times - 10/12/08 08:29 AM
The economic situation that we're experiencing in the United States today is unprecedented.  I am too young to have experienced the Great Depression but I have read a lot about it and it didn't sound like it was much fun.  You hear on the news day in and day out that there is no money out there; you hear that lenders aren't giving loans, yet we still have plenty of buyers in the Big Bear Real Estate market.
The bank owned, REO properties are sprouting up everywhere and for the most part, those are the properties that the buyers are picking up.  … (0 comments)

big bear: Mortgage Loan Modification. Will It Work For Me? - 10/03/08 08:51 AM

Life was never better than the day that you closed escrow and took possession of your cabin in Big Bear.  You have always loved Big Bear and after much effort, you now own the cabin of your dreams.  You think back to when you were deciding on what tpe of mortgage you wanted.  The 30 year fixed rate was ok, but by getting a adjustable rate mortgage, the payment would be so much lower.  Your mortgage broker convinced you that the adjustable rate mortgage was the way to go.  Yes, it is true that in the case of your ARM, … (0 comments)

big bear: Evolution of the Big Bear Real Estate Market. - 09/28/08 10:44 AM

PAST
In 2002 the Realtors in Big Bear sold 911 pieces of property and the Real Estate boom was off and running.  In two years, the sale of property in Big Bear jumped from 911 units to 1913 units.  By 2007, the number of units sold dropped to 797.
In that time span, everyone was getting a loan.  Loans ranged from conventional loans where the buyer was putting 20% down to loans that would allow the buyer to finance 100% of the mortgage.  Some buyers preferred a 30 year note with a fixed rate.  Others were using Adjustable Rate Mortgage's, (ARM).  … (2 comments)

big bear: What is my Big Bear Cabin Worth In Todays Market? - 09/20/08 03:40 AM
That was a question that was asked of me today.  My client wants to sell her Sugarloaf cabin and wanted to know 1) How much she could get for her cabin, and 2) Was it even possible to sell the cabin in today's market.
I think that the biggest point that I needed to make to the seller is that she needs to  understand who her competition is.  Who is she going to have to compete with in order to be successful in the sale of her home?  Off hand, you would think that the competition is going to be the other home owners who … (0 comments)
