portland: Shadow Inventory Continues to Decline - 09/28/11 10:35 AM
 
As of July 2011, the current residential shadow inventory declined slightly to 1.6 million units, representing a supply of 5 months. This is down from 1.9 million units, a supply of 6 months, from a year ago, and follows a decline from April 2011 when shadow inventory stood at 1.7 million units.  This moderate decline in shadow inventory is being driven by a pace of new delinquencies that is slower than the disposition pace of distressed assets.  CoreLogic estimates the current stock of properties in the shadow inventory, also known as pending supply, by calculating the number of distressed properties … (0 comments)

portland: Foreclosure Starts Decrease - 06/21/11 12:07 PM
The foreclosure pipeline has 4 Million homes.  These home owners are in foreclosure or are 90 days delinquent or more. 
Foreclosure Starts fell below 200,000 which is a 31 percent drop (from March to April).  This is a drop of 14.7 percent from last year.
It's a good sign that foreclosure starts are on the decline, especially since the foreclosure pipeline is already so very bloated.

May Residential Highlights
 
While closed sales were down in May 2011 compared with May 2010, pending sales greatly increased compared with the same month a year ago, and inventory hit the lowest level since October 2009. Closed sales were down 15% in May 2011 compared to May 2010. Pending sales were up 45.1%, and new listings dropped 4.1%. Comparing April 2011 with May 2011, closed sales increased from 1,611 to 1,742 (8.1%). Pending sales also increased from 2,005 to 2,167 (8.1%). New listings went up from 3,099 to 3,338 (7.7%). The Portland metro area is seeing significant growth in the software industry and in clean technology.  Which is a great thing because the unemployment currently sits at 10%.  But the forecast job growth for 2011 is 3.4%.  
Clean technology includes things like energy efficiency, electric vehicles, and batteries and wind power. Vestas is a high-tech producer of wind power systems and just recently moved its North American headquarters to Portland. Not only did they bring 400 employees with it, but will also create an additional 200 jobs.

The city of Tigard is looking to put a mass transit rail line that runs between Portland and Sherwood.  Some locations have been identified that are believed to be able to support a MAX line in the future. The possible line would run along Pacific Highway and hopefully relieve some of the commuter traffic.

portland: Portland Farmers Market Looking to go Year Round - 05/26/11 05:45 AM
In 2012 Portland Farmers Market is hoping to turn into a year-round operation.  They are currently looking for a space about 8,000 - 9,000 square feet that is covered, has access to public transportation, accessible by truck, have water and electricity and allow vendors to deliver there. 
The idea is to have the market open on Saturdays in January and February.  They currently have 6 farmers market locations open during spring, summer and fall.  Both vendors and patrons have been requesting this, so it would be a win-win if they can find the perfect space.

A survey was done to see which cities people considered to be "on the edge" and Portland, OR came in 4th!  Beat only by San Francisco, Boston and Denver, Portland ranked well in categories like culture, alternative sports and LEED-certified building. 
Other factors included housing, and housing appreciation, percentage of young people, education level, arts, music and hometown sports heroes.

portland: McMenamins is Opening a New Hotel - 05/05/11 12:14 PM
May 3rd kicked off the grand opening to McMenamins' newest hotel, the Crystal Hotel.  Downtown on Burnside, right by the Crystal Ballroom, a room at the Crystal Hotel comes with an option to buy two tickets to the show that night.  
With the new hotel comes two new places to eat and drink, the Zeus Cafe and Al's Den.  It is said that the food is a few degrees higher than the normal McMenamins' pub food.

portland: Washington County Catching Up to Multnomah County - 04/18/11 10:46 AM
Resetting the district boundaries is one of the tasks that are to be performed this year.  Using the 2010 census, this call attention to the fact that Washington County’s population grew significantly faster between 2000 and 2010 – 18.94 percent, compared with 11.33 percent for Multnomah County.
While Multnomah still has the greater numbers, Washington is gaining and will be getting more clout with the new boundaries.  If the trend continues on it's current course, Washington will surpass Multnomah County in 2035.

portland: Hundreds of Foreclosures Stopped - 03/28/11 01:19 PM
Federal judges questioned the legality of many foreclosed home sales.  This caused hundreds of sales to be halted while the situation is looked into. 
Certain sales were halted in order to make sure the homeowners had fully explored all options to avoid foreclosure.  Dozens of foreclosures were removed from the ReconTrust Co. website, presumedly to avoid having to halt even more sales.
The legal concerns stem from the use of Mortgage Electronic Registration Systems Inc., a corporation set up by the mortgage banking industry to rapidly record the ownership of mortgages so they could be packaged and sold as securities.  This … (2 comments)

February Residential Highlights
 
While there were fewer active and new listings on the market, sales activity in Metro Portland showed an improvement in closed sales in February 2011. Closed sales this month were above levels from both last February and the month prior, January 2011. Also notable in February was a slight decrease in inventory, down from 11.3 last month and the lowest of the previous two Februarys. Closed sales were up 5.8% in February 2011 compared to February 2010. Pending sales were down 13.9%, and new listings dropped 26.1%. One of the things that builders are learning about Generation Y (Millennials), is that they do not want the same home they're parents had.  There are many home options that are falling out of favor, things like formal living rooms, soaker tubs, and dependence on their cars.In fact, 1/3rd are willing to pay for the ability to walk everywhere. 
Another thing that is out is cookie-cutter developments.  A whole neighborhood of the same house is not attractive anymore.
