Marco Island has a hidden treasure for the Art Lover -- The Marco Island Art League.   Free and open to the public Monday-Friday 9-5 and Saturday's 10-4 the Art League offers a lot to the community.  There are art classes, workshops and a gallery that changes exhibits monthly.   Annually there is an outdoor Art Show in January.  And they sell Art!

Marco Island is a wonderful place to live....
We have lots to do or not...
You can walk the miles of sugar sand beaches and discover treasures along the way.
You can go boating and fishing and exploring the 10,000 Islands....
Those that like to shop - well we have options here, but not too much... 
The sun, sand and Gulf of Mexico are a much stronger draw...
Two golf courses on the Island, and hundreds of options in the Greater Naples Area....
The Marco Island Art League is open daily and has new exhibits at the beginning of each month...

Since my September update on this condo, there has been a closing, bringing the total for this year to 4 brining the average sold price in this building to $1,008,750.
There are 5 active properties in this building for sale with an average list price of $1,205,000, but that is unfairly balanced as one of these is a penthouse unit, when you take that out of the equation, the average list price for $1,107,500.  The least expensive listed unit at this time is listed for $985,000 furnished with over 2,100 sf of living space with 4 bedrooms and 3 baths!

Since my September Update, there has been one change in inventory, a listing expired without being sold.  Currently there are 7 properties on the market in this building with an average list price of $809,043.
Not bad to purchase a two bedroom condo on the beach in a building built in 1983!  Pool, Tennis and the beautiful Gulf of Mexico to look at from your balcony!   Our office has one listed for $884,400, to check it out visit the Visual Tour.

Here is the update since my September Update for the Gulfview Condo here on Marco Island.
There are 21 Active listings ranging in price from $695,000 - 1,150,000Only 4 units have closed and there are no pending for 2006, with an average list price of $680,000, the lowest being $600,000 and the highest sold this year at $725,000. All the units in this building are two bedroom 2 bath units, with three basic style differences.  Units that sit beachfront are more desirable, most people prefer the southern facing units with unobstructed views all the way to Cape Marco.   Personally I like the North facing units that get … (2 comments)

Since my July Market Update, there has not been any real activity in this building.  There are three units for sale with an average list price of $552,833.  The construction on Collier Blvd in front of this building is a negative point now, but come December when completed, this section of Collier Blvd will look beautiful. 
You can walk to many popular restaurants from this central location and you are close to Resident's Beach.  A lower density building with only 33 units, is ideal for someone that wants a smaller community feel to the place where they call home.

Since my last report in my September Update, there has been some activity in South Seas Resort with both South Seas East and North seeing a reduction in the number of available units.  I actually got to see a South Seas Tower 3 and South East unit on Friday during the Weekly Marco Island Pitch Plus Tour.  Both of those properties were value priced and would need some updating.   Personally I prefer the South Seas East and West Units over the Towers since washers and dryers are in the units.  There is the exception, the first floor units in the Towers … (0 comments)

I keep going back to my pricing theory when I look at communities that are not seeing the sales that they should be seeing and it appears that this is yet another example of a market correction, especially in the 1 bedroom units while the two bedroom units are performing better than my projection.

I am a strong supporter of Tommie Barifeld Elementary School here on Marco Island.  Last night was our big fund raiser Derby on the Bay at the Villa Venezia.  Probably the most stunning home here on Marco Island and is listed for $12,900,000.  I was happy to help out, although my feet are not really happy with me today....

marco island: Mirage on the Gulf - Market Update September 2006 - 09/23/06 03:20 PM
Here is a link to my prior report on Mirage on the Gulf as of August 9th.  Since that report, a unit has closed in this building.  The unit listed for $1,249,000 and closed for 1,125,000 on August 11th.   There are currently 6 units for sale with an average list price of $1,164,000.  Which if you apply my pricing theory to this condo we are in alignment with what is going on in the market.  We have seen sales volume drop by 50% from 2005 and approximately an 18% decrease in average sales price.  Which again reflects that the market is … (0 comments)

I have a beatiful home listed at 2031 San Marco Road.  Great larger property, newer construction pool home.  Priced right in the range it should be.  Everyone that has seen it loves it, and they really like the privacy in the yard.  Negative is that it is on San Marco Road, which is a busier street and we priced that in consideration.
