Read my prior updates here on the Apollo condo.  Like all of Marco Island, there has been not much activity here as well.   In fact there were no sales in this building according to the Marco Area MLS in 2006, so to have one in 2007 is showing that there are some signs of activity slowly coming back to Marco Island.

The December Market Update was encouraging in the Gulfview, but since then there have been some activity that increased the competition once again:
There are 27 Active listings with an average list price of $846,674 and an average of 201 days on the market.  Prices range from $675,000 to 1,150,000 and even though the lowest priced listing in this building is priced below my theory of modifing the anticipated sales price it remains on the market.There are no pending units at this time.Average Sold price this year for the 5 units that have sold in Gulfview is $684,000 for 2006.  Hopefully 2007 will see an increase … (0 comments)

Last month's update was encouraging in the Gulfview. 
The good news this month is that 5 listings expired and did not go back on the market in the GulfviewTwo properties were withdrawn and not put back on the market.    The two listings that went pending in October, went back on the market in November7 New listings came onto the market bringing the total active to 22 with an average list price of $852,804With the new inventory it has brought the price reductions needed in this building to correct levels on 8 units.  Still high, but moving in the right direction.Average Sold price … (2 comments)

Since my September Update, there has been one change in inventory, a listing expired without being sold.  Currently there are 7 properties on the market in this building with an average list price of $809,043.
Not bad to purchase a two bedroom condo on the beach in a building built in 1983!  Pool, Tennis and the beautiful Gulf of Mexico to look at from your balcony!   Our office has one listed for $884,400, to check it out visit the Visual Tour.

Here is the update since my September Update for the Gulfview Condo here on Marco Island.
There are 21 Active listings ranging in price from $695,000 - 1,150,000Only 4 units have closed and there are no pending for 2006, with an average list price of $680,000, the lowest being $600,000 and the highest sold this year at $725,000. All the units in this building are two bedroom 2 bath units, with three basic style differences.  Units that sit beachfront are more desirable, most people prefer the southern facing units with unobstructed views all the way to Cape Marco.   Personally I like the North facing units that get … (2 comments)

Since my last report in my September Update, there has been some activity in South Seas Resort with both South Seas East and North seeing a reduction in the number of available units.  I actually got to see a South Seas Tower 3 and South East unit on Friday during the Weekly Marco Island Pitch Plus Tour.  Both of those properties were value priced and would need some updating.   Personally I prefer the South Seas East and West Units over the Towers since washers and dryers are in the units.  There is the exception, the first floor units in the Towers … (0 comments)

There hasn't been much activity since my August Update, so I thought I would give you a little historical information on the sales in this condo community.

Shipp's Landing is a community at the Southeastern tip of Marco Island affording wonderful views of the 10,000 Islands.   This community was built in three stages I, II & III.  I consists of 54 units and was built in 1979.  II consists of 48 units on seven floors and was completed in 1980.  III is a 10 story building that was completed in 1983.  All three sections allow for monthly rentals and amentities include:  activities room BBQ, Fitness Center, Pool, Spa, Tennis, game room and fishing docks.
