When receiving calls from buyers, I am constantly being asked about one particular property and if it does not meet the buyer's criteria, the buyer, often, will state, "thank you" and be ready to hang up. I will rapidly explain to the prospective buyer that I have access to all properties in my area and I can proceed to help them in their home search. I am building an actual referral network for all the different areas in the country and will link to my website on a web page that will be specifically for the referrals.
