Dear TZ, 
I am buying a home and I'm getting a Home Inspection.  But the inspector said I need a termite inspector, radon test and a tank sweep.  Are those required?  Why do I need all that?

A CCO, or Certificate of Continued Occupancy, is required in many areas of New Jersey and elsewhere before the title of any real property can be exchanged. When you sell your home, it's important to know what your town requires for a CCO.

Nervous buyers have a tough time with inspection reports - every little thing makes them shake. If sellers would check off the items on this list, the inspection report will be as clean as possible. None of these suggestions hide actual defects in the property - all they do is eliminate the small things that inspectors will write in their reports and will cause nervous buyers to shake in their shoes!

We received a frantic text message at 7:30 am on Christmas morning from the couple that closed on their home on the 23rd. 
"Help! When we run the upstairs shower, there's water leaking through the ceiling of the downstairs bedroom!"
 

These are first time homeowners. We had celebrated with them not 2 days earlier. And now they had no idea how to handle a plumbing nightmare.
We gave them the names of some plumbers and told them to shut the water off. Don't use that shower, we told them.

This morning one of our buyer's had scheduled their home inspection so I arrived 10 minutes before our appointment time.   The inspector was already in the driveway and putting a ladder back on to his truck.  I went over to the inspector and introduced myself.   
The inspector told me that he had inspected the house a month earlier (for another buyer whose deal fell through) and was looking to see what repairs the owner had actually made.  A few minutes later our buyer arrived and they began the inspection.  Fortunately for our buyers the owner did … (1 comments)
