Debbie Reynolds has asked us to describe a lesson that we wish we had learned earlier in our careers. The hardest part of this contest was choosing just one.
When we first became Realtors, our broker gave us tons of training - Mike Ferry, Darryl Davis, David Knox - all kinds of video training. 
So we followed their advice and did what they said. We cold called. We knocked on doors. We farmed. We contacted FSBOs and expireds. 
And we struggled. 
It was months before our first listing and it wasn't a result of all of that prospecting. It was a referral from a friend.

Real estate professionals need to network. Aside from marketing to our sphere, networking is the biggest source of leads for our business.
Oftentimes, vendors will host networking events and invite real estate professionals. Many times, these are great ways to meet and greet other professionals that you may have reason to work with in the future as they are often attended by realtors, attorneys, inspectors, appraisers, mortgage brokers, title agents, stagers, photographers, home improvement specialists, environmental specialists, and a host of other specialized businesses that we need in our day to day job.

Today, I was at a networking luncheon held at a public golf course.  There were about 40 business professionals in attendance, and the featured speaker was really interesting.  I met some new people and ran into a lot of familiar faces.  I certainly didn't go there expecting to get any business, but I knew I would have only two minutes to promote Team Zuhl, so I had to make it count!

There's a pretty funny Seinfeld bit about a time when Jerry and Elaine go to pick up a rental car and they discover that there isn't a car available.
Jerry - I don't understand. Do you have my reservation?
Counter lady - Yes we do, but we've run out of cars.
Jerry - But the reservation keeps the car here. That's why you have the reservation.....So you know how to take the reservation but you don't know how to hold the reservation. And that's really the most important part of the reservation.

We're on pace to net just about the same as last year, which is fine, but a year end push might be the thing we need to show a little improvement. We've had a few deals fall through and things are a little sluggish. Real Estate Down Time:
The inspector called and said he's going to be two hours late. You've finished with your 11:00 clients and have an hour to kill before the 3:00 clients.  You've got a closing at 2:30 but you're already done with your 10:00 appointment. So what's an agent to do?
Many agents we know will go to the office during this down time. They can catch up on filing, make a few phone calls, even write an Active Rain blog or two.

We're going to make a presumption here - that you want your business to increase. If that's not true, then this isn't the post for you. If it is true, then carry on.
 
The only way to increase your business is to get more clients. Duh. 
And the best way to get more clients is to tell more people what you do. Again, duh.

We attended a real estate "mixer" last night. Spent some quality time with our Hallmark family and also got to meet some of the vendor associates in the area. In particular, we met two mortgage reps.
One, let's call her Andrea, walked around our table a few times, looking as if she had misplaced something. Eventually, she cleared her throat and said, "I'm a mortgage rep. Spring was crazy busy - the phone rang all day and all night, we had appointments nearly every day, and clients came out of the woodwork. Our current inventory is nearly double what it was at this point of 2012, and our closed sales for the first half of 2013 are about equal to our closed sales for all of 2012. 
 

Now we enter the doldrums of summer, where living is easy and the lemonade pours all day long.....
