Today we had an appointment with a couple who own two homes around the corner from each other. They live in one, the other was rented out. The tenant just moved out and left the place a mess. The owners invited me over (a referral from the wife's brother) to see the home and to find out what I think it can rent for. So I pulled all the comps, went over everything, and put the folder together.

Monday afternoon we listed a multifamily home. We finished putting the listing into the MLS at 4pm. Then something kind of strange happened... At 4:06pm Wayne's cell phone rang.
