What's even more interesting is that according to Alton Brown, Carrot Cake isn't actually cake! It's a muffin. It's a muffin because of how the ingredients are assembled. But let's be honest, you can have a muffin for breakfast, lunch, dinner or as a snack! Yay carrot cake!

Last night I got a call on one of our listings from another agent. He asked several questions about the house, then said: "Are the sellers flexible on the pricing?"
My first thought was, how dare you? I mean, honestly, you haven't even seen the house yet, so why are you trying to negotiate on the price? Then I thought, why is he asking this? Is the list price out of his buyer's price range? Why is he considering showing them homes they can't afford?

We purchased our house back in 2004, before either one of us was in the Real Estate Business. The listing agents were a local team that work for a large independant brokerage. Our agent just happened to be the man who is now our broker at Hallmark Realtors.

Yesterday after our Open House I took buyers out to look at several homes. Most were easily accessible, but two them, both flips, were not shoveled out from the wet snow we had the day before. Temperatures dropped into the low 20's and there was a layer of ice under the snow.
I was worried about a possible fall. I'm not the most agile guy, and with my bad knee I walk with a cane. I was also worried for my clients. I didn't want them to fall.

With all the cold weather we've been experiencing lately, portable electric heaters (or space heaters) get used to supplement cold areas.
People need to be aware of the inherent dangers that could occur while these devices. Often people put them under desks or near walls and doors. Most space heaters have short electrical cords. There's a good reason that those cords are so short: they use a LOT of electricity which causes the cord to warm up, adding more resistance, meaning more power needs to get to the heater for it to work properly.

This morning while prospecting I was writing personal notes to expired listings. In the note I explained to them that are usually only three reasons a home doesn't sell: price, condition or marketing. I let them know that I would love the opportunity to meet with them to help them figure why their home didn't sell.
Furthermore, I let them know that if they felt that they were priced right and their home was in great condition then all that's missing is a great marketing plan!

sell my house: Good news for FHA buyers!

According to a report published today on Bloomberg News, President Obama wants the FHA to lower their Mortgage Insurance Premiums (MIP) from 1.35% to .85%.
What will this do the market? The FHA believes that this will create 250,000 new first time home buyers once the premium is lowered. However the 1.75% fee that the FHA charges up front will not be changing, The hope is that the lower premium will entice more people to enter into the market.
I think that it will be a good move, making the FHA option more affordable to home buyers.
