selling a home: There’s a Long Line of Buyers Waiting for Your House - 01/11/20 08:16 AM
There’s a Long Line of Buyers Waiting for Your House If you’re following what’s happening in the housing market right now, you know that many people believe the winter months aren’t a good time to sell a home.
As realtor.com Senior Economist George Ratiu recently noted,
“Sellers tend to be more reluctant to list during the colder time of year when the market typically makes a seasonal slowdown.”
However, a recent report by ShowingTime reveals how this year is different. Buyer activity is way up compared to the same time last year. The report explains,
“The nation’s 12.6% growth in home showings compared to 2018 was the most significant … (3 comments)

The residential real estate market has been plodding along for most of the year. However, three recent reports show the market may be on the verge of a rebound.
1. Existing Home Sales (closed sales) are up, marking two consecutive months of growth.
2. Pending Home Sales (contracts signed) are up with each of the four major regions reporting both month-over-month growth and year-over-year gains in contract activity.
Here is the month-over-month growth:
The Northeast rose 0.7% The Midwest increased 0.6% The South increased 1.4% The West grew 3.1% 3. Buyer Traffic (the number of people shopping for a home) is up compared to the same time … (5 comments)

selling a home: How are home values affected by Recession? - 09/02/19 09:56 AM

Some Highlights: There is plenty of talk in the media about a pending economic slowdown. The good news is, home values actually increased in 3 of the last 5 U.S. recessions, and decreased by less than 2% in the 4th. Many experts predict a potential recession is on the horizon. However, housing will not be the trigger, and home values will still continue to appreciate. It will not be a repeat of the crash in the 2008 housing market.

selling a home: How do you know when to sell your home? - 08/07/19 04:48 AM
Appreciation Is Strong: It Might Be Time to Sell

There’s no doubt that today’s housing market is changing, and everything we see right now indicates it is time to sell. Here’s a look at why selling now is likely to drive the greatest return on your largest investment.
Home values have been appreciating for several years now, growing at a strong, steady, and impressive pace. In fact, the average annual appreciation rate since 2012 has nearly doubled the average rate from the more normal market of the 1990s (think: pre-bubble).Appreciation, however, is projected to shift back toward normal, meaning home prices will likely … (1 comments)

selling a home: Selling Your Home is Like Making Lasagna - 01/12/19 01:26 PM

How many layers are there in a lasagna?
There's no right or wrong answer to that. Other than, "more than one" probably. Even two is pretty skimpy.
So, let's say three is minimal for argument sake. (But, four or more is better.)
The number of layers probably just boils down to using up all the lasagna noodles and sauce you have, or getting to the top of the pan you have to use. No exact amount. Use what you've got.
But, if all you've got won't stretch to make three layers in the size pan you have, perhaps you should use a smaller pan. At … (5 comments)

selling a home: Dear TZ: What home improvements should I make before I list my home? - 06/20/17 12:58 PM
Dear TZ,
We're going to be listing our home for sale this fall. What can we do now to improve the sale price of our home?
~ Savvy Suzanne
Dear Suzanne,
You are savvy indeed. Your home will not only sell faster but it will also sell for more money if you do some quick home improvements now. Of course, not all home improvements are beneficial to you from a financial standpoint, but some improvements can make a huge difference in your home.
First of all, any broken lights, windows, screens, hardware, etc., have to be repaired. This will not improve the sale price of your home … (6 comments)

selling a home: Clark Real Estate Market Update - June 2016 - 06/08/16 06:52 AM
Clark, NJ, is located in southern Union County and is home to almost 15,000 people. Here's a snapshot of the current real estate market conditions in Clark:

Inventory: There are currently 95 single family homes offered for sale in Clark. Six homes were sold in May of 2016. The low sales and increase in new homes on the market is creating an unusally high inventory - the highest since October 2012 when prices were about 30% lower than they are now. High inventories tend to drive prices down. Strong summer sales can help to correct this, but, right now, buyers have their pick of … (0 comments)

selling a home: Why don't agents leave feedback? - 05/31/16 04:14 AM
When another agent shows or previews a property we're listing, we ask for feedback. The feedback we request is pretty straightforward - rate the home on a scale of 1 to 10 on 5 or 6 criteria and tell us what do you think about the price. Nothing dramatic, but it's useful information for us to provide our sellers in terms of what to do to help sell the property quicker.
On a recently listed property, 56 agents viewed the property over a 4 day period, some with clients and some to preview. Of those 56, only about 25 left feedback willingly. … (6 comments)
