I just closed on a 3 bedroom home in the Shenandoah area of Davie. It represents the highest sale for a 3 bedroom with pool (excluding acre homes and Rolling Hill Lake Estates) in the past 2 years. The home was highly upgraded and I did a massive marketing plan to look for the "right" buyer with some cash to close. We went under contract in 45 days. I have been selling homes in the Davie real estate market for 9 years. I watched as the values doubled or even tripled. I've seen the values decline by the same measure in the past few years. In all types of markets, Davie is still a great place to buy a home. The schools rate well, the property sizes are adequate and the Town of Davie keeps up well with the zoning and building codes. I have a feeling that we are about to see a lot of homes coming back on the market and probably a lot of mad buyers and sellers. Rushing to get under contract by the deadline, many of these buyers may not actually qualify for their loans. And if they put offers on short sales, many will not close by the June deadline. Appraisals and inspections are surely to be a problem for many of these "tax credit offers."
The inventory of homes for sale in Davie, Weston and Plantation is relatively low this week but I do expect to see a lot of homes coming … (4 comments)

Homes for sale in Weston, Davie and Plantation are selling fast. Good old fashioned "regular sales" that are clean and fairly updated are not staying on the market for long.
Most buyers have become accustomed to the huge inventory and the long sell times for homes. They still think that they can take their time on making a decision if they find a home that meets their needs. I have been showing a lot of homes in Imagaination Farms and Riverstone in Davie. Many of my clients are interested in these two developments because the homes sit on acre lots, have large layouts and most have pools with lake views. The prices have become much more affordable over the past year. One can find a 5 bedrook home with upgrades, pool and lake for the 600-700 price range. There are even a few priced under 600.
The gated communities, excellent location and schools make Imagination Farms and Riverstone very appealing.
