home sales: Days On Market - What Affects Them? - 08/15/11 12:58 PM
Just had one of our investors call to tell me he has sold the property we staged and we can come remove the furnishings.  In the last 2 weeks we've had 3 listings sell (go under contract) and a fourth has an interested buyer.  The first property went under contract in 7 days, the second in 29, and the last in 76 days.  This is a good sampling of Colorado Premier Staging's average days on market (currently under 39).

Just got a call from an investor whose property I just staged.  He is very excited, as am I, that the property sold in just 7 days. (Average days on the market here is around 128!!).  He is now ready to work on the next fix-n-flip and, guess what?, he'll be using my services again.

I've just spent a great 3 days learning all kinds of great marketing tactics and staging tips at APSD's Stage!  What a great learning experience along with an awesome networking opportunity. There were stagers from all over the United States and Canada.  Karen Schaefer was energizing and motivating.  For those of you who have not had the opportunity to attend one of her sessions, you don't know what you are missing.  I am ready to hit the road running and start implementing some great ideas.  I am ready to join the team that helps homes sell in LESS THAN 21 DAYS!!!

"Penny Wise and Pound Foolish", that's what the realtor said about the Home Sellers.  They are about to put an empty home on the market and their realtor told them it would help sell the home if they would have it professionally staged.  So the realtor contacted several professional stagers, including myself, and asked for bids.  After looking at the bids, the sellers determined the pricing was "just too much".  I've yet to understand why home sellers don't trust the professional they hired to sell their home!!
