Sold within 5 Hours of Staging!
I had a great time staging this lovely town home in the Stapelton area. We got in around 10 a.m. and finished staging at noon. The investor/owner had 3 showings scheduled starting at 3:00 p.m. that afternoon.  By 5:00 p.m. she had a cash offer at $5,000 over asking price!! She is a very happy camper, to say the least, as am I. She is working on her next property acquisition and wants to do it all again.

This is a great, turn of the century (20th century that is) brownstone row-house. This should go quickly. I love the exposed brick, the original wood floors and the original hardware on the doors.  It also has 3 bedrooms and a bath on the 2nd floor.

I have recently learned a very valuable lesson (although I really should have known better).  I have a new Mac computer (which I love).  However, because it was new, I slacked off on backing up my information.  DUMB!! My hard-drive crashed.  OK, I thought.  I'll just send it to a data recovery company who charges an arm and a leg but specializes in retrieving lost information.  No Problem right?

The last few years I have been concentrating on building the business, helping my daughter (a single parent) with my grandson, selling our home of 18 years and, now, rehabbing the little bank owned property we recently purchased.  Wow, what a whirlwind!

Just had one of our investors call to tell me he has sold the property we staged and we can come remove the furnishings.  In the last 2 weeks we've had 3 listings sell (go under contract) and a fourth has an interested buyer.  The first property went under contract in 7 days, the second in 29, and the last in 76 days.  This is a good sampling of Colorado Premier Staging's average days on market (currently under 39).

littleton home staging: After the Inspection - Ka Ching$, Ka Ching$, can we renegotiate the price on this bank owned property? - 07/09/11 06:31 AM
We just had the home inspection, sewer scope and radon test performed on the bank-owned property we bid on.  There were a few unpleasant surprises but not as many as there could have been.  Is that a good thing?
The sewer scope came out clean.  No problems.  The radon testing on the other hand, not so good.  The average reading was a whopping 19!  OUCH.  So, add radon mitigation to the cost of fix up.  The inspection was a mix of good and bad.  Absolutely no structural damage, which is great in an area known for bentonite.  The plumbing is good, … (1 comments)
