littleton home staging: The Market is HOT!! - 07/30/13 03:16 AM
Sold within 5 Hours of Staging!
I had a great time staging this lovely town home in the Stapelton area. We got in around 10 a.m. and finished staging at noon. The investor/owner had 3 showings scheduled starting at 3:00 p.m. that afternoon.  By 5:00 p.m. she had a cash offer at $5,000 over asking price!! She is a very happy camper, to say the least, as am I. She is working on her next property acquisition and wants to do it all again.

littleton home staging: I Loved Staging this Circa 1904 Brownstone, Row-house Townhouse - 05/05/13 01:23 PM
This is a great, turn of the century (20th century that is) brownstone row-house. This should go quickly. I love the exposed brick, the original wood floors and the original hardware on the doors.  It also has 3 bedrooms and a bath on the 2nd floor.
Nice, open concept living room/dining room.

littleton home staging: 6 Suggestions for Outstanding Curb Appeal - 09/04/12 12:57 PM

Homeowners often think about sprucing up the inside of their home when preparing to sell but sometimes ignore the outside. That’s a big mistake!
Since the exterior of the home is the first thing potential buyers see it can set the tone for how they perceive the entire home. According to the National Association of Realtors, 63 percent of home-buyers will drop by after viewing a home they like online.
Here are some tips to help your home stand out.

littleton home staging: Helpful Hints for Selling Your Home - 08/17/12 02:27 AM
Thinking about putting your home on the market? Then here are some hints for you.
1. The very first thing that potential buyers see is your front yard.  If you do nothing else to prepare your home, get the front yard in shape. Keep the lawn mowed, leaves raked or sidewalks shoveled, depending upon the season. Make sure your trees and shrubs are neatly trimmed and flower gardens weed and leaf free. If it is spring, summer or autumn use colorful potted flowers to add interest and warmth.  Make sure your front door is welcoming. Painting the door a pleasing, contrasting … (2 comments)

littleton home staging: Sometimes Learning a Valuable Lesson Can Be Painful - 02/19/12 05:13 AM
I have recently learned a very valuable lesson (although I really should have known better).  I have a new Mac computer (which I love).  However, because it was new, I slacked off on backing up my information.  DUMB!! My hard-drive crashed.  OK, I thought.  I'll just send it to a data recovery company who charges an arm and a leg but specializes in retrieving lost information.  No Problem right?
Well, I received a call from the data retrieval technician who told me she was very sorry but the data was unrecoverable.  What?? What do you mean unrecoverable?  That information contains things … (60 comments)

littleton home staging: I’ve Been Concentrating on Everything but my Health! - 11/07/11 03:00 PM
The last few years I have been concentrating on building the business, helping my daughter (a single parent) with my grandson, selling our home of 18 years and, now, rehabbing the little bank owned property we recently purchased.  Wow, what a whirlwind!

But now I’ve suddenly realized, I’ve neglected myself.  I had literally quit exercising, I’ve gained a good 20 lbs (boy it hurts to admit that publicly), and I’ve neglected my ‘me time’.
Well, that’s changing.  It’s great to do all the things I’ve been doing but neglecting my health is not.  And after hearing … (6 comments)

littleton home staging: Days On Market - What Affects Them? - 08/15/11 12:58 PM
Just had one of our investors call to tell me he has sold the property we staged and we can come remove the furnishings.  In the last 2 weeks we've had 3 listings sell (go under contract) and a fourth has an interested buyer.  The first property went under contract in 7 days, the second in 29, and the last in 76 days.  This is a good sampling of Colorado Premier Staging's average days on market (currently under 39).
Why the disparity in days between properties?  Good question but one that I will just have to speculate about.  Each of … (6 comments)

littleton home staging: After the Inspection - Ka Ching$, Ka Ching$, can we renegotiate the price on this bank owned property? - 07/09/11 06:31 AM
We just had the home inspection, sewer scope and radon test performed on the bank-owned property we bid on.  There were a few unpleasant surprises but not as many as there could have been.  Is that a good thing?
The sewer scope came out clean.  No problems.  The radon testing on the other hand, not so good.  The average reading was a whopping 19!  OUCH.  So, add radon mitigation to the cost of fix up.  The inspection was a mix of good and bad.  Absolutely no structural damage, which is great in an area known for bentonite.  The plumbing is good, … (1 comments)

littleton home staging: Oh My Gosh, They Accepted Our Offer!! - 07/04/11 05:58 AM
<!--StartFragment--> My husband and I sold our home in Littleton last year; it was just too big for the two of us. We decided we wanted to take our time and find a smaller home on a smaller budget after spending some time down south.  So, last month we began looking at bank owned and wholesale properties.  The first one we looked at was a wholesale property and, based on the numbers the wholesaler gave, it looked like a good deal.  That is, until we had our realtor look at comps in the neighborhood.  So we said never mind to that … (2 comments)

littleton home staging: I am Blown Away by the Information I have Garnered in the APSD Home Stager Training! - 06/20/11 09:24 AM
I have been in business as a Professional Home Stager for a couple of years now.  I initially took a Home Staging course and was certified & accredited by a home staging & training company in Canada.  Boy do I wish I had found APSD first!  I decided to take the course to become a Professional APSD Home Staging Trainer and in doing so I needed to take the initial Home Staging Certification training they have.  I have gotten so much more out of this training it is unbelievable. The other company taught me nothing about marketing.  I have had to … (3 comments)
