anoka county: Buying a Home in the Halloween Capital of the World! - 10/24/13 02:47 AM

It is almost time for one of my favorite holidays, Halloween, and it is not just because I live in Anoka County, Minnesota either.  Anoka, Minnesota is the "Halloween Capital of the World" which puts tricks and treats on the minds of many young people (and those young at heart) in the "Land of 10,000 Lakes".
Minnesotans are often referred to as "Minnesota Nice" and when a home closing is closed to a holiday it does put the buyers and sellers in festive moods. Halloween is no exception. As an Anoka County REALTOR®, I have witnessed many a late October closing with … (3 comments)

anoka county: It's a GREAT Time to Make a Deal on a Minnesota Lake Home! - 08/08/13 01:55 AM

Early this spring, I was contacted by a potential seller on Coon Lake in Anoka County. They were contemplating listing their lake home but hadn’t quite decided if this was the year to make a move or not. I completed a market analysis for their beautiful home and property. The current activity really spurred my interest in that area so I have been keeping close tabs on that market ever since. It was simply amazing to me how affordable lakeshore was in the north and east Twin Cities metro even as prices on homes were rising. It should have been … (0 comments)

anoka county: Does Living on a Busy Road Affect the Sale of YOUR Home? You Betcha! - 02/28/12 11:27 PM
Busy Road Factor Selling a Minnesota Home As a REALTOR®, people across the north and east Minneapolis/St Paul metro area  contact me to provide comparative market analyses on their homes. I work hard to get the price right whether it is for a single family home, a townhome, an acreage estate or a lakeshore getaway. Getting the price right is imperative in this changed real estate market. I use a system to check the comparative homes sold in the past 3-4 months and add and subtract for differences in each particular home. But every once in a while there are homes … (63 comments)

anoka county: Home Seller Tips--Why Should a Seller Pay a Home Buyer’s Closing Costs? - 02/08/12 04:21 AM
Best Tips on Selling an Anoka County Home-Why Pay Buyer Closing Costs A seller's estimate of proceeds or net sheet is an essential part of the listing contract.  It lists the  estimated closing costs associated with the sale of the home. One of the items on the list sheet is a blank for the “Seller's contribution to a Buyer’s Closing Costs.” In this current market, I always include several thousand dollars as an estimate to prepare my clients that this could come up at negotiations. So many FHA buyers, and even some conventional ones, will require assistance with their closing costs.  … (10 comments)

anoka county: Real Estate Resolutions for Minnesota Home Buyers and Sellers in 2012 - 12/31/11 03:45 PM
As 2011 comes to a close, I noticed a change in the real estate market across the north and east Minneapolis/St Paul metro area.  Home sellers were seeing a more active market during the last quarter and many received purchase agreements. Home buyers who for several years had the luxury of the upper hand in negotiations, suddenly found they were in multiple offer situations when they submitted a contract for a seller's consideration. While there still is a good range of inventory in the higher priced categories, first time buyers had less options than a year or two ago.  Yet a … (3 comments)

anoka county: How LOW do you Go? The ART of the LOWBALL Offer! - 08/11/11 03:52 AM
So you have scoured the internet for the perfect home and you found it! But it is tens of thousands overpriced compared to similar homes. Is there an art to submitting a lowball offer in this changed real estate market? Where do you start? 10% less? 20% less? 50% less? And is it the percentage less than the original list price or the current asking price?
Welcome to the reality of the real estate market today! There is no one-size-fits-all answer on this one. It really depends.

anoka county: Snapshot of 2009 Year End East Bethel MN Market Statistics - 02/02/10 03:28 PM

With the number of closed sales dramatically up for the second year in a row and this year new listings dramatically down, there is significantly less real estate inventory to start off 2010 in the East Bethel. While this northern Anoka County community did see a drop in the average sales price in 2009 compared to statistics in 2008, lower inventory is a good indicator of a more balanced market on the horizon. The ratio comparing sold price to list price did see a bit of a comeback in 2009 but at just over 90% it is one of the … (2 comments)

anoka county: Snapshot of 2009 Year End Circle Pines MN Market Statistics - 01/30/10 12:26 PM

The number of new listings in Circle Pines dropped again in 2009 compared to the previous year. In this small Anoka County community, just north of Shoreview, home sales more homes sold; up over 22% from last year. The average time on the market did drop in Circle Pines from 141 days to 127 days on the market. The average price also fell by over $35,000 which is over 14% lower, than in 2008 making this community that has an abundance of starter homes, even more affordable than last year. The ratio of percent received versus list price is also … (4 comments)

anoka county: Snapshot of 2009 Year End Lino Lakes, MN Market Statistics - 01/19/10 01:16 AM

The number of closed sales made a dramatic rebound in Lino Lakes, Minnesota in 2009. After an over 25% decline in homes sold in 2008 in the Lino Lakes area, there was a similar resurgence of buyers in 2009. With the lower average price point, this was undoubtedly the result of the first time home buyer tax credit combined with bank owned and mediated inventory on the real estate market. It took about a couple of weeks longer to sell a home in Lino Lakes, Minnesota in 2009 but overall homes were selling in this Anoka County community. The number … (5 comments)

Absolutely! There are still GREAT deals on many acreage and lakeshore home throughout Anoka County (and Washington County too)! The $8000 tax credit caused a flurry of activity at the end of the summer. With the original end of November deadline looming, people rushed to snatch up deals on acreage and lakeshore homes throughout Anoka, Chisago, Ramsey and Washington Counties. But now with the extension and expansion of the tax credit, many first time homebuyers and previous owners alike are excited that they too can STILL get a credit but wonder if they missed out on all the good deals. anoka county: 2009 3rd Quarter Real Estate Market Statistics for Forest Lake MN - 10/01/09 04:47 AM
Forest Lake, Minnesota is well known throughout the Twin Cities area. It was a favorite summer vacation spot, an annual ice fishing tournament tradition or as a destination when going for a Sunday a drive in the country in days gone by. Today, the lakeside cabins have been replaced with year round residences, the fishing tourney is but a memory and the farms are few and far between in this third ring St. Paul suburb.

anoka county: Anoka County Spring Fire Restrictions in Effect After Huge Carlos Avery Fire--Dangerous Flames Set by Firefighter - 04/08/09 03:12 AM
Monday was a beautiful, almost spring weather day. Strong winds were blowing the cold air out and there was a promise of spring weather around the corner for later in the week. Those of use who live in Anoka County near wetlands and prairies realize the windy spring weather has some drawbacks. The winter has left grass dry and dormant. One lit cigarette or untended bonfire can spark a huge wildfire. The Minnesota DNR always has spring fire restrictions and we are always aware of them until that first spring rain. DNR Spring Fire Restrictions.

In the morning we were concerned … (8 comments)

anoka county: Minnesota Lakeshore and Wetland Homesellers--What Should be on the Disclosure? - 03/26/09 03:06 AM
Last week I received a text inquiry from someone who had read my blog asking if I had any homes currently listed on a Minnesota wetland. I was excited as though I didn't have any current listings on one of Minnesota's greatest resource; I know there are many well-priced homes currently listed throughout Anoka, Chisago and Washington Counties on beautiful property with views of our Minnesota lakes and wetlands.I made the connection and my "buyer" was calling not to buy, he had already bought a home located on a wetland. It was another question on Minnesota disclosures. What should have been … (4 comments)

anoka county: Time is Running Short to Trim Oaks and Prevent Oak Wilt - 03/23/09 03:45 AM

The snow is quickly melting away and spring has sprung! If your oak trees require trimming, do not delay. It is best to have all trimming done by April 1st or wait until October. Oak wilt is devastating to the landscape across Anoka County. Oak trees should be trimmed in the late fall or winter months. If you have overgrown oak trees, trim them this week or wait until fall to avoid exposure to this tree-killing disease! As a REALTOR who lives and works in the areas of Blaine, Ham Lake and Lino Lakes, I am very aware of how … (10 comments)
