anoka county realtor: 2019 Home Selling Tip--Stage the EXTERIOR for BIG Return on Investment - 05/08/19 11:40 AM

There is no question, homes are selling fast in the Twin Cities this spring! In many cases, the sold sign is hanging within a day or two of the post being put into the ground. On occasion however, a home might linger due to lack of curb appeal.  A home that oozes curb appeal is the reason people say "Honey, Stop the Car!" and "This is THE One!" without even stepping foot over the front door threshold. It can also be a determining factor in why some houses will have half a dozen offers the first day while others linger … (0 comments)

anoka county realtor: Dreaming of life on Minnesota Acreage? 14 Tips for a Smooth Move! - 09/29/15 02:49 AM

Making a move from the Minneapolis/St. Paul metro to a more rural area is a dream of many city home owners. But the actual logistics of this type of move can seem overwhelming. As a REALTOR® in the north and east metro, I know there are less amenities and public utilities in country communities; many of which are often taken for granted by urban residents. When my family made our move out to Anoka County acreage, we had to learn this differences first hand and quickly. I have guided many homebuyers over the years and there are many common … (2 comments)

anoka county realtor: Speechless Sunday (Almost) Spring has Sprung! - 04/06/14 09:00 AM

The unexpected temperatures nearing 60 degrees this afternoon in my Anoka County backyard are making me think that our crab apple blossoms may actually bloom soon. Spring is here on the calendar and warmer temperature have the real estate market really heating up. Buyers are out, but the housing supply is limited right now throughout the Minneapolis/St Paul metro. This is giving home sellers the upper-hand right now but only until the spring housing supply catches up. If you were waiting until spring to list your home, now is the time!

anoka county realtor: Speechless Sunday (Almost)~Pretty Kitty Wearing Chanel! - 07/07/13 10:21 AM

This cat may be wearing Chanel, but her cat box tells another story! It's hard to sell a home with pets. I have buyer clients who swear they can tell if a cat is in the home from the moment the front door swings open. And most of these clients don't have a fur allergy, they smell the cat box. Sweaty, wet dogs smells can especially noxious in the summer. Any pet odor or stains can kill a sale.
So what do you do if your home is on the market and you have a pet?
Keep your pet … (5 comments)

anoka county realtor: Real Estate Word of the Day: Easement - 06/24/13 01:54 AM
I was talking to an old friend recently who mentioned new company had moved into Minneapolis/St. Paul area named FICO. I was taken aback by the confusion because most people living in the Twin Cities north metro are aware the business analytics company, Fair Isaac Corporation, has been located in Shoreview for decades. So the "new" company was just  Fair Issac being renamed as it's acronym, FICO. But it was eyeopening that few outside the real estate and mortgage industry may have made this connection.   Once again, I was a bit surprised that such a simple term I use everyday … (0 comments)

anoka county realtor: Can Storm Damage Cancel Your Contract? Understanding Risk of Loss - 06/07/13 12:58 PM
We are currently experiencing a real estate market rebound and though it may seem unrelated a crazy storm weather pattern. With the summer storm season is upon us and sold signs appearing on homes throughout the Minneapolis/St Paul metro, there are bound to be homes that will sustain storm damage before closing.

So what if the unthinkable happens and a few weeks prior to the closing, straight-line winds blow through town and damage your property. Maybe picturesque hundred year old oak trees that gave the home character have been uprooted. Or worse yet, what if one of the huge oaks … (19 comments)

anoka county realtor: Why Should a Home Seller Pay the Buyer's Closing Costs? - 06/05/13 01:00 AM

Sellers are excited about being in the driver's seat again...yes, it is a sellers market in the Minneapolis/St Paul north metro again. When I do a market analysis on a home for a potential home seller, I give always net sheet of estimated of closing costs associated with closing the sale of the home.
One of the items on the list is “Seller contribution to the Buyer’s Closing Costs.” This particular cost doesn't sit well with most homeowners. Every now and again,  a seller will verbally scoff and say something to the effect of, “My own closing costs are … (44 comments)

Home prices are reboundingand many city homeowners are thinking this is the year we can sell and have enough money to move to a larger home. For some, it is not just the size of the home that they want to increase, many people dream of living outside the city on a hobby farm or small acreage. Making such a move can be overwhelming if you don't know the differences between city and country life. It's not just more space and less neighbors, many times there are less amenities … (2 comments)

anoka county realtor: Snapshot of Home Sales Statistics in East Bethel, MN Year End 2012 - 02/14/13 06:33 AM

The average sales numbers in East Bethel are moving a bit closer to stabilization as 2012 came to a close. Prices on homes in this north metro Anoka County were only slightly higher but inventory was still higher than in other parts of the metro as well. The number of closed sales was up dramatically for the second consecutive year and new listings are down a bit for the fourth year in a row. The average sales price in 2012 in East Bethel is has stabilized only up a very slim 0.3%. The ratio comparing sold price to list price … (1 comments)

anoka county realtor: Snapshot of Home Sales Statistics in Coon Rapids, MN Year End 2012 - 02/08/13 09:17 AM

Coon Rapids, a northern suburb to Minneapolis, saw its second year in a row with a significant decrease in new listings. Likewise the amount of homes closed also was up for in 2012 over 2011. The average sales price of a home in this vibrant Anoka County community was up a healthy 11% which caused a subsequent rise in price per square footage from an extremely low $69/sq ft in 2011 to a modest $75/sq ft in 2012. This is still very affordable for Anoka County. It remains best values in the north metro. Coon Rapids area … (0 comments)

anoka county realtor: Snapshot of Home Sales Statistics in Columbus, MN Year End 2012 - 02/08/13 08:48 AM

Closed sales were up again for the second consecutive year in Columbus, Minnesota in 2012. With 46 homes sold and only 35 homes listed in this semi-rural, Anoka County community, just west of Forest Lake. Columbus is well known for its acreage properties in addition to the Running Aces harness racing track. Inventory is no longer an issue for this area that is once again in high demand. The average price of a home rose over 23% in 2012 compared to 2011, so prices are on the rise. This did impact the average price per square footage which … (0 comments)

anoka county realtor: Snapshot of Home Sales Statistics in Circle Pines MN Year End 2012 - 01/27/13 07:38 AM

The number of new listings in Circle Pines dropped slightly in 2012 but with sales up significantly, inventory levels are low. In this small Anoka County community, just north of Shoreview, closed home sales were up significantly again in 2012 for the second consecutive year. This time up over 45% so it is likely there is very little inventory in Circle Pines. Likewise, the average time on the market was affected significantly, dropping by 28% and the average price was up 14% to just under $149K. The price per square foot statistic remains affordable compared to other Anoka County … (0 comments)

anoka county realtor: Wordless Wednesday (Almost) Tangled in Chanel! - 01/16/13 10:00 AM

Cinnamon loves playing with ribbons and this one that came with my Christmas gift is no exception. She smells nothing like Coco though...and when your home is on the market it is important to remember that pet odors can make or break a sale.

Here are a few additional tips for selling a home with pets:
Keep your pet well groomed to reduce odor, hair and damage caused by nails & claws. Get a pet bed for your dogs and cats. (Several are available atOLDDOGPAWS.com. It not only is more comfortable than the floor, it keeps dirt and sweat … (9 comments)

anoka county realtor: Wordless Wednesday (Almost)--Misty Moon over Ham Lake MN - 12/05/12 04:42 AM

Last week before daybreak I had to hurry outside to catch a glimpse of the hazy mist surrounding the full moon. It was about an hour before the sunrise and the moon was peeking through the trees in the backyard of our Ham Lake home. There is so much beauty in a winter moon I just had to share it!

anoka county realtor: Speechless Sunday (Almost) Just a Little Out of Reach! - 11/11/12 07:12 AM

We hung out woodpecker suet on our front deck a few days ago. We were hoping to attract some of the beautiful birds we have living in the pine trees on our Ham Lake acreage. In Anoka County, we have many beautiful birds and we have seen cardinals, blue jays, sparrows and small woodpeckers in the trees. Earlier in the week, we had a squirrel hanging from the feeder...but this poor guy (a pileated woodpecker) couldn't figure a way to make it work.

anoka county realtor: Make YOUR Move on a Real Estate SLEEPER Before it is SOLD! - 11/06/12 09:32 AM
Maybe you don't know what I mean by a "sleeper". Well, if there's a home you have been watching for a  few months that seems to be priced right but just isn't selling. It's not a short sale but it just isn't moving. In some ways, compared to some of the homes recently listed, it is a steal of a deal. Yet you are kind of waiting on the sidelines, not sure if now is the time to buy a home. You are timing the market so to speak, waiting for the perfect moment to make your move and watching to … (12 comments)

anoka county realtor: The Right Treat is no Trick in the Halloween Capital of the World! - 10/25/12 01:18 AM

Halloween is on the minds of many this time of year and at a real estate closing there's no exception. In the "Land of 10,000 Lakes" we are known to be "Minnesota Nice" so when a home is sold by a traditional seller to a new home buyer, all parties sit down in the same room for the closing transaction. After all the signing is done, the title company representatives  leave the room to make copies of the documents and to prepare the checks from the final settlement. During this time,  home sellers take a few minutes to explain some … (4 comments)

anoka county realtor: AMAZING Anoka County Foreclosures: Home Sweet Home on a Budget! - 08/12/12 09:18 AM
Looking for a foreclosure, bank-owned or short sale but need to be able to live in the home immediately after closing? It's time to stop thinking of foreclosures as a dumpy, unmaintained home that will sit on the market waiting forever for someone to write up a lowball offer! In many instances, that is absolutely NOT the case. People are snapping up deals all over Anoka County on acreage foreclosed homes that are in awecome condition and priced to sell. Some are bank-owned foreclosures but many are sellers just pricing their homes properly to sell in this changed real estate market. … (3 comments)

anoka county realtor: We Take the Same Classes but No Two REALTORS are Exactly Alike! - 06/15/12 12:47 AM

One of my family's favorite places to visit on a trip to Walt Disney World in Orlando, Florida is the Animation Building in Disney’s Hollywood Studios There is a spot after the animation tour where a couple dozen would-be illustrators can go for a half hour class with a Disney artist. The class gives step-by-step directions on how to draw a beloved Disney Character. It the past we have had the chance to draw Mickey , Goofy, Pluto, Stitch and even Jack Skellington and Scrooge McDuck. Thankfully, talent is not required and the only art on display is the actual … (12 comments)

anoka county realtor: What’s My House Worth in Forest Lake, MN? Or Lino Lakes, Ham Lake, Scandia or Blaine? - 05/18/12 11:58 AM
It's not a trick question. But it can be tricky to get a realistic answer because whether it is a buyer's market, seller's market or something in between, there is no simple way to come up with an exact market value for the average homeowner Many people think if they pull out the big vinyl envelope from the last time they refinanced they have a document with an accurate home value. After all good money was paid, usually several hundred dollars, for an appraiser to come up with a dollar figure of value for the bank to approve the loan. So … (14 comments)
