blaine mn real estate statistics: Blaine MN | A Tale of Two Markets (or Three) - 10/12/17 01:07 PM

Blaine, MN | A Tale of Two Markets
While it is said that all real estate is local, the market in Blaine, Minnesota is following a pattern seen across the country, there is a discrepancy across markets. There is a continued lack of inventory in the starter homes while in high end homes there is an abundance.

One difference I am seeing in and around the greater Blaine 55449 zip code is that there is a bit of a balancing of the market in the mid-range or move-up homes but starter homes are still in high demand and few … (0 comments)

The changes in the  real estate market in Blaine, Minnesota were subtle but strong in 2015. This northern suburb of Minneapolis had a slight increase in new listings but big bump in year over year closed sales. This is probably due to the amount of new construction closes almost as soon as it is listed in this area.  Blaine’s higher valued new construction boom continues to have a positive effect on the average sales price. The average price per square foot has increased another few percentage points in 2015 from $116/sq ft to $119/sq ft. This is significantly higher … (1 comments)

The number of new listings decreased considerably for the second year in a row in Blaine, Minnesota. But unlike 2011, the number of sales, and more importantly, prices have seen a significant rebound. With this the average price per square foot rebounded almost 10% from $88/sq ft to $96/sq ft. Lower interest rates have continued to bring in buyers as closed sales are up again in … (2 comments)

The number of new listings increased a bit in Blaine, Minnesota through 2010 as did the average sales price. Blaine’s high valued home market in prices $500,000 showed a bit of movement this year and lender mediated foreclosure/short sale homes in the lower price points that worked their way through the system didn’t affect the average sales price as drastically as in the past two years.
