Coon Rapids, a northern suburb to Minneapolis, experienced a third year in a row with a significant decrease in new listings. But unlike the previous two years, the amount of homes closed also was down, but not for lack of interested buyers. This caused average sales price of a home in this vibrant Anoka County community to rise a healthy 17.7% pushing the price per square footage from an extremely low $69/sq ft in 2011 and a modest $75/sq ft in 2012 to a respectable $88/sq ft in 2013. Coon Rapids, a northern suburb to Minneapolis, saw a significant decrease in new listings but a huge increase in closed sales in 2011 over 2010. The average sales price of a home in this vibrant Anoka County community was down a whopping 13.1% which caused a subsequent drop in price per square footage from a very affordable $81/sq ft in 2010 to a extremely low $69/sq ft in 2011. More Coon Rapids homes are in 2010 than in 2009 but sales slumped. The average sales price of a home in this vibrant Anoka County community was down a bit but 2% is not significant so the Coon Rapids area is still very affordable but prices are leveling. Inventory rose by over 7% which is a bit of a concern but market time is not excessive at 113 average days on the market. Coon Rapids, Minnesota homes are sold faster in 2009 than 2008 and more homes were sold too! New listings were down by almost 15% which is a sign that this Anoka County Community is moving closer to a more balanced market. The average sales price did dropped again by over 16% so affordability was evident in Coon Rapids in 2009 but with the lower inventory levels, we could see the average sales price start to level off in 2010. Coon Rapids homes are selling a little slower this year than last but the total number of homes sold has remained about the same. There has been a good drop in new listings which helps to keep inventory levels down. The average sales price dropped by just under 15% so affordability is evident in Coon Rapids. The drop in the ratio of original price to received price is down which shows that sellers are negotiating. Though homes sold almost three weeks faster in 2007 than in 2008, the overall time on the market is still in line with neighboring communities.
