For the past few years or so, my household has been cat friendly and canine free. However, this winter we have a guest in our Ham Lake acreage home. Spencer is a St Paul resident who's normal life includes daily doggie daycare, keeping the bunnies out of his fenced backyard and sharing the sidewalks daily with his canine friends. Spending weeks in Anoka County without neighbor dogs to hang with has been boring. The squirrels and white-tailed deer that frequent our backyard are fun to watch from the window but when Spencer goes out, only the tracks in the snow remain.

A relative of mine recently spent some time in a transitional care facility. This is not a fun situation of course but often a necessary step in recovery. She said her favorite pastime was to ask the other transient residents at mealtime to “Tell me your story.” It was a distraction from their situations and often they found common ground that they walked upon at one time or another in the Minneapolis/St. Paul metro area. The Ham Lake summer market is HOT! Home buyers are still searching for acreage homes but few good, affordable options have listed in the north and east Minneapolis/St. Paul metro this summer. 18 homes have sold and another 26 are in pending within the city of Ham Lake's borders since June 1. AND 8 of the active homes have an accepted purchase agreement too! Currently there are 56 active homes listed in Ham Lake (49 previously owned and 7 new construction). About 25% of these properties are priced under $300K while most are priced at well over $500,000.

Last week before daybreak I had to hurry outside to catch a glimpse of the hazy mist surrounding the full moon. It was about an hour before the sunrise and the moon was peeking through the trees in the backyard of our Ham Lake home. There is so much beauty in a winter moon I just had to share it!

This guy ( or gal) got lucky...we don't hunt. But walking around in our Ham Lake yard days before a holiday that puts a turkey on almost every table in Anoka County, this bird does take his life into his own hands....I mean wings ( or would it be drumsticks?) This is just one of many as we have several dozen of wild turkeys roam through the wooded acreage around our home. Wild Turkeys are abundant throughout Columbus, Linwood, Andover, Lino Lakes and even Blaine.

I met with a potential client awhile back. He was interviewing real estate agents as he was going to be relisting his Anoka County acreage home that had been unsuccessfully under contract for a year. As part of my job as an acreage REALTOR®, I walked with the seller around the house, through the barn and looked out the barn’s backdoor at the 30+ acres of woods and wetland. This morning there was a warm steady spring rain with drops glistening off the budding trees in Ham Lake, Minnesota. As a REALTOR in Anoka County, I loved seeing this as we have had a very dry March and April. Hopefully this will ease the fire restrictions in the area soon. Traditional home sellers are cautiously entering the market again. They have heard the recent news that home sales have rebounded in the Twin Cities area. True, the number of homes sold is up this is a good thing. Homes are selling again in Minnesota. I have noticed an uptick on the number of requests for market analyses in the past few weeks. Many sellers are realistic about the housing market and realize that they will not get the price they could have sold for a few years ago. They have witnessed what neighboring foreclosed and short sale properties have sold for.

Sometimes living in “the sticks” can be frustrating. The area of Ham Lake where we live (near Carlos Avery and Coon Lake is a virtual dead zone for most cell phone service. When we moved here years ago, few people had cell phones or needed to be so “connected”. But as a REALTOR®, it is very difficult to keep in contact with buyers and sellers when you have poor cell phone service. This past year homes sold in higher numbers but at lower prices in Ham Lake, Minnesota a community synonymous with acreage properties. In this eastern Anoka County city home sales were up a whopping 36.8% in 2009. No doubt the first time home buyer credit got things moving after 2 years of lackluster sales activity. New listings were down pretty significantly at 12.7% less than in the previous year showing progressive movement toward a balanced market.
