home selling tips: 2019 Home Selling Tip--Stage the EXTERIOR for BIG Return on Investment
- 05/08/19 11:40 AM
There is no question, homes are selling fast in the Twin Cities this spring! In many cases, the sold sign is hanging within a day or two of the post being put into the ground. On occasion however, a home might linger due to lack of curb appeal. A home that oozes curb appeal is the reason people say "Honey, Stop the Car!" and "This is THE One!" without even stepping foot over the front door threshold. It can also be a determining factor in why some houses will have half a dozen offers the first day while others linger (0 comments)
Selling your home this spring? Don't forget to stage the exterior! With a bit of thought you can make your Minneapolis/St Paul home standout on all those real estate websites. Homes with great staging sell quickly and for top dollar. Sunny warm weather has many buyers searching for their dream home. And they are not just on the looking online. Buyers drive by homes to check out the neighborhood and to see what each home's exterior looks like in person. During the winter a fresh blanket of snow and shoveled the sidewalk are enough to jazz up the exterior (1 comments)

Home buyers are poised and ready to purchase in the Twin Cities but there is very little housing inventory right now. Home buyers are ready, but are you? Preparing a home for sale is not an easy task but it can be done quickly if necessary. If the perfect place to move comes on the market next week, would you be ready to (0 comments)
home selling tips: Mr and Mrs Clean Live Here!
- 02/26/15 07:01 AM
A home buyer should impressed by the cleanliness of your home from the moment they step over the threshold. PERIOD! While the first step in home staging is decluttering, the second is to be cleaning. Not just “surface clean” either. A seller must DEEP clean the home! Potential home buyers will be assessing your property to determine if it is THEIR dream home. Whose dream includes a half-eaten peanut butter sandwich on the kitchen counter and a dirty cat box in the utility room? Sadly, there are places sellers will overlook when too eager to get their home (12 comments)
home selling tips: Selling a Home AS-IS can Cost Thousands
- 11/01/13 07:26 AM
Most home sellers today do their homework. There is a vast array of information on how to prep a home to sell for top dollar on the internet and cable TV. Most savvy sellers have watched an occasional HGTV program or YouTube video showing how to stage a home and flip a house. They know that to get the highest price possible for their home, it will take a bit of elbow grease and organization. Sellers expecting optimal dollars need to understand that buyers want optimal condition. Sometimes I still run into someone who balks at making repairs to (1 comments)
home selling tips: Playing Words with Friends and Selling Real Estate with Ethics
- 10/04/13 08:34 AM
I have always loved to play Scrabble; so much so that my family will groan at the mere mention of this game as a potential pastime. When I received a Kindle last Christmas, I quickly installed and became hooked on Words with Friends and my family rejoiced! I have a few people I play games with every evening. Some of the other players are really my friends and some are random opponents who are apparently as hooked as I am. (FYI—I refuse to put this or any other game on my phone or I would never get anything done.) (3 comments)
home selling tips: Viking Purple is NOT a Good Paint Color for a Front Door!
- 09/27/13 01:27 AM
Not if you want to sell your house that is. Home buyers gravitate toward certain colors. And unfortunately, purple is one of the top five turn offs as a front door color. In an article by Angie’s List “What are the best front door colors to sell your home?” color choices were put to the test. Home buyer surveys nixed purple as a favorite. Believe it or not, I have seen Viking purple used on front doors of Minnesota homes. In our family we have an old family saying that “it looked better on the paint chip” when we see (8 comments)
home selling tips: Why Should a Home Seller Pay the Buyer's Closing Costs?
- 06/05/13 01:00 AM
Sellers are excited about being in the driver's seat again...yes, it is a sellers market in the Minneapolis/St Paul north metro again. When I do a market analysis on a home for a potential home seller, I give always net sheet of estimated of closing costs associated with closing the sale of the home. One of the items on the list is “Seller contribution to the Buyer’s Closing Costs.” This particular cost doesn't sit well with most homeowners. Every now and again, a seller will verbally scoff and say something to the effect of, “My own closing costs are (44 comments)
home selling tips: Create Your Own Art to Stage YOUR Home for Sale!
- 03/04/13 06:51 AM
For many years we didn't have much in the way of art on our walls. Short of framed school portraits of our kids and drawings magneted to the fridge, we were somewhat artless. It wasn't that we didn't go and look for that perfect painting for over the sofa or fireplace. There were so very few items we could agree were worth a few hundred dollars. What if we grew tired of it after all? So after almost a decade of bare walls, we now have art and it wasn't expensive either.
Art and decor is a really important part (19 comments)

home selling tips: Fall Maintenance for Homeowners (and Potential 2013 Home Sellers too!)
- 09/20/12 12:07 PM
Brrr…we have had the first cold snap of the year after a long hot summer. As the overnight temperatures have been dipping down into the range where Minnesotan’s pull the extra comforter from the closet we know it’s that time of year. Fall is just around the corner and leaves are beginning to turn. Soon the golds, reds and yellows of autumn will cover the landscape throughout Anoka, Chisago Ramsey and Washington Counties in Minnesota. I know, I know...It is ONLY September so we have will have a few warm days ahead. Before the snow, ice and winter winds arrive, we (4 comments)
home selling tips: Why Should a Seller Pay a Homebuyer’s Closing Costs?
- 07/20/12 06:30 AM
Why Should A Seller Pay a Home Buyer's Closing Costs? The short answer is....To SELL the HOUSE! But how does this work and why is it so important in the sale of a home? Let me explain... When I list a home for sale, sellers are given a net sheet with estimates of closing costs associated with the sale home. One of the items on the list is “Seller contribution to the Buyer’s Closing Costs.” If the home is one that would be attractive to a first time buyer, I will put in an amount that is roughly 3% of the (45 comments)
home selling tips: Love Your Pet! Protect Your Home!
- 04/10/12 01:24 AM
Tips for protecting home from pet damage Just yesterday I was out showing homes in northern Anoka County. We were at a lovely, well kept home in East Bethel. As we pulled into the driveway, we could hear barking from the garage. The two kenneled dogs did not bother the showing at all. But as I inspected the home with my buyers, we noticed chew marks on the oak door frame near the floor.. In this particular case, my buyers discounted the small flaw in an otherwise meticulously well kept home, Pets do make a difference when selling a home. We (5 comments)

home selling tips: What do SpongeBob and Sponge Painting have in Common?
- 02/27/12 07:21 AM
Home Selling Tips Sponge/Textured Painting A decade ago, both SpongeBob and sponge painting were very cool but are now out of style. Of course there are those who will debate this statement because SpongeBob is still a young nephew's favorite Nick TV show, And, some there are those who still love their sponge painted walls as much as the yellow square-pantsed cartoon character. But if a homebuyer wants to sell his house in 2012, the faux texturing sponge technique from the early 2000's, must get a good coat of neutral paint...or two! My family does not have our (7 comments)
