minnesota lakeshore realtor: Ask the Minnesota Lakeshore Realtor: What is a Channel Shoreline? - 02/03/17 01:13 PM

What is a Channel Shoreline? Shorelines of lakes follow the geography of the land defined by the flow of water and water table. On many lakes there are inlets and channels that will lead to other bodies of water. In Minnesota, this can mean another lake, pond, wetland or marsh.

Owning property with shoreline along a channel can be an affordable option for home buyers who want an affordable option with access to a full recreational lake. Many large lakes will have channels or narrow extensions that lead to other lakes or ponds. Quite often channel shoreline is not … (0 comments)

minnesota lakeshore realtor: Is Life on a Beautiful, Affordable, Minnesota Wetland for you? - 05/04/15 05:46 AM

Cattails! Is it the sign of a wetland, natural lake, pond or would you consider it just a swamp? The answer often will depend on who you ask. Many buyers of acreage properties whether a large 10+ acre parcel or less than an acre, will ask themselves this question.  And just like with houses, the beauty is in the eye of the beholder and Minnesota wetlands can be very beautiful indeed.  I find many home buyers love the idea of living on a wetland. They can be pleasantly surprised when the backyard has this feature.  Wetland properties are abundant in … (2 comments)

minnesota lakeshore realtor: Got Minnesota Lake Home Dreams? - 03/09/15 06:09 AM

The temperatures in the Minneapolis/St Paul metro won't be breaking any records this week but Minnesotan's will undoubtedly be breaking out the shorts (and dare I say, flip flops) as the thermometer edges close to 70. It won't  be long before the huge sheets of ice blanketing the surface of our 10,000+ lakes will drop. Ice out is when the ice finally drops to the bottom of the lake and in Minnesota that is when the people take start taking steps toward making their lake home dreams a reality.

If you have been contemplating life on one of Minnesota’s 10,000 … (2 comments)

minnesota lakeshore realtor: Minnesota Lakeshore Question: What is a Channel Shoreline? - 06/05/14 01:31 AM
The Minnesota Lakeshore Question of the Week:  What is a Channel Shoreline?
The shore of any lake whether located in Minnesota or not, is not going to be a straight line. If will follow the geography of the land defined by the flow of water and water table. Often there are inlets and channels that will lead to other bodies of water. In Minnesota, these can be other lakes or wetland marshy areas.

Owning property with shoreline along a channel can be an affordable option for home buyers who want access to a full recreational lake. Many large lakes will … (0 comments)

minnesota lakeshore realtor: Ice Out is Here—Time to Start Shopping for your Minnesota Lakehome! - 04/23/14 07:56 AM

With today’s April shower, there is no doubt that the ice on lakes throughout the north and east Twin Cities metro will drop. Ice out is when the ice finally drops to the bottom of the lake and in Minnesota that also means, the for sale signs start going up.
If you have been dreaming of living on one of Minnesota’s 10,000 lakes, consider the north metro. There are options that will fit almost any budget from fixer-upper cabins to high end executive homes.  I took a quick look at the MLS today and there are nearly a hundred options for … (1 comments)

minnesota lakeshore realtor: There's Good, Bad & Ugly Buying Minnesota Lakeshore in the Winter! - 02/26/13 07:32 AM
Spring is just around the corner but the recent weather reports and our aching, shoveling-afflicted backs continue to let us know that our Minnesota’s winter weather will continue to be here for awhile. Unfortunately all that picturesque lake shore that defines our beautiful state and the Land of 10,000 Lakes is going to stay frozen and covered with a thick white blanket of snow....This is not a great scenario as the real estate market has started to heat up early.
Most people considering buying a lake shore home in 2013, think they have to wait until ice-out in the spring to … (5 comments)

minnesota lakeshore realtor: Anoka County Hidden Gem—Affordable Lake Reshanau - 09/01/11 02:58 PM
Did you know that not all full recreational lakes in Minnesota have public access?
Yes, most larger lakes have several access points for the public to use boats, jet skis and other motorized water craft. But there are a few hidden gems that only allow homeowners along the lake to launch boats and use the open water for recreational boating and fishing. Lake Reshanau  in Anoka County is one of those hidden gems.
Located in the community of Lino Lakes, Lake Reshanau has about 100 homeowners along its banks. The shoreline also abuts a 22 acre park with picnic tables … (3 comments)

minnesota lakeshore realtor: Minnesota Lakeshore Dreams Come True! Lake Homes ARE Affordable & Available! - 08/30/11 04:43 AM

As I was perusing the listings on the MLS this weekend I was struck by how affordable lake shore properties have  become in Minnesota compared to just a few years ago. Even a year or so ago I noticed several indicators pointing toward an abundance of lakehomes and lakeside cabins that would be hitting the foreclosure market. More lakeshore foreclosures combined with few high end buyers has really put pressure on lakehome and lakeshore sales. It is amazing that there are so many seasonal and year round lake properties available in every nearly price point at rock bottom prices.

minnesota lakeshore realtor: Awesome Prices on Minnesota Lakeshore Continue into 2011! - 03/27/11 04:00 AM
People often dream of living on Minnesota lakeshore. In the late 1990’s and early 2000’s, many would-be lake home owners gave up the dream as prices skyrocketed on lakeshore. The lakehome dream had become out of reach for the average home buyer. As prices shot up in the late 1990’s. (lake lots on Coon Lake in Anoka County that sold in 1998 for $60,000 and were re-sold three years later for over three times higher), the average person couldn’t afford to live on the lake anymore. Just a decade ago, there didn’t seem to be an end in sight to what … (9 comments)

minnesota lakeshore realtor: Bargain Shopping? Consider Lakeshore--Foreclosure Priced BARGAINS on Minnesota Lake Homes! - 12/30/10 02:56 PM
A few weeks ago, we explored why it is difficult to buy a Minnesota lake home in the winter. If you missed the post, The Good, the Bad & the Ugly of Buying a Minnesota Lakehome in the Winter, I explained how difficult it can be to assess lakeshore in the dead of winter when the lakes are frozen over by several feet of ice. But I also noted, if someone knows a lake well and wants to get a good deal, buying a lakeshore home in the winter does yield some tremendous opportunities! Well after the record breaking December snow, … (4 comments)

minnesota lakeshore realtor: The Good, the Bad & the Ugly of Buying Lakeshore in a Minnesota Winter! - 12/22/10 02:20 AM
According to the calendar, winter just started but we all know from the chiropractic visits to tend to our aching, shoveling-afflicted spines that Minnesota’s winter weather blew into town several weeks ago. Unfortunately this means all that picturesque lakeshore that defines our beautiful state is frozen and covered with a thick white blanket of snow.
If you’re considering buying a lakeshore home, that just about cuts off any opportunity of buying for the year; that is unless you assess the quality of the lake using an ice auger and depth finder when freezing your backside off fishing on the ice. Right?

minnesota lakeshore realtor: The "Little Extra" that Changes Everything! - 12/02/10 04:44 AM

Today I was pulling together a CMA or comparative market analysis for a potential lakeshore owner who will be selling their home next spring. When I do a CMA, I spend quite a bit of time selected comparables and figuring out the optimal initial starting price as this is a difficult real estate market.
What I do not spend a lot of time with anymore is the collateral information that I put in with every CMA. It is the extra information that tells the new client "how I work". I spend a significant amount of time with this information when … (27 comments)

minnesota lakeshore realtor: Buying a Minnesota Lakeshore Home? How Safe is the Water? - 05/23/10 10:49 AM
A lakeshore home is the ideal of many a Minnesotan! And why not? When you live in the Land of 10,000 Lakes, one would be hard pressed not to drive by a lake, pond or river on a daily basis. Whether you are in Anoka, Ramsey, Chisago, Washington, Hennepin or any other county in our great state lakeshore is a plentiful and beautiful. On an almost daily basis there is a news report regarding one of our wonderfully wet natural resources. Looking for a foreclosure, bank-owned or short sale but need to be able to live in the home immediately after closing? Good news is that foreclosures are no longer always trashed, fixer-uppers. Today's foreclosures can be simply AWESOME! This economy has forced builders and responsible homeowners alike to let amazing properties go back to the bank. Many are still in pristine condition. Some still may require a bit of cleanup or a few cosmetic changes but there are many in move in condition too. Here are a few of the treasures I noted while perusing theTwin Cities MLS in Washington County … (3 comments)

minnesota lakeshore realtor: Seek and Ye Shall Find Great Deals on Minnesota Lakeshore HOMES! - 07/24/09 03:45 PM
Last night, I was on the phone with REALTOR® in the Balsam Lake, Wisconsin area (cabin country for those in the north metro). She shared with me that there is an abundance of lakehomes and lakeside cabins available this year in this resort community. Both seasonal and year round properties are available in every price point. Intriguing as vacation lakeshore used to be such a hot commodity in the summer heat.
Today, I noticed several Anoka County lake homes hit MLS. I was surprised that so many lake homes coming on the market so late in the summer. Could it be … (11 comments)

minnesota lakeshore realtor: Real Estate Market Statistics 2nd Quarter 2009 for Lino Lakes, MN - 07/09/09 12:49 AM
Lino Lakes in Anoka County, MN was a great place to scout out a great deal on lakeshore or acreage in the Minneapolis/St. Paul area north metro during the second quarter of 2009. Directly impacted by the promise of an $8000 tax credit for first time buyers, bank owned and lender mediated properties flew off the Lino Lakes market. Traditional homes also saw an upswing in sales in the lower price points...heck in almost every price point. Even townhomes in this area have started to sell at a quicker pace, though not at higher prices.
Lino Lakes has a good mixture … (6 comments)

minnesota lakeshore realtor: Real Estate Market Statistics 2nd Quarter 2009 for Forest Lake, MN - 07/02/09 12:06 PM
Forest Lake, Minnesota is well known throughout the Twin Cities area. It was a favorite summer vacation spot, an annual ice fishing tournament tradition and a destination when going for a Sunday a drive in the country in days gone by. Today, the lakeside cabins have been replaced with year round residences, the fishing tourney is but a memory and the farms are few and far between in this third ring St. Paul suburb. Real estate in Forest Lake, MN in north Washington County and east Anoka County has seen homes priced under $200,000 selling significantly faster in the 2nd quarter … (6 comments)
