The temperatures in the Minneapolis/St Paul metro won't be breaking any records this week but Minnesotan's will undoubtedly be breaking out the shorts (and dare I say, flip flops) as the thermometer edges close to 70. It won't be long before the huge sheets of ice blanketing the surface of our 10,000+ lakes will drop. As I was perusing the listings on the MLS this weekend I was struck by how affordable lake shore properties have become in Minnesota compared to just a few years ago. Even a year or so ago I noticed several indicators pointing toward an abundance of lakehomes and lakeside cabins that would be hitting the foreclosure market. More lakeshore foreclosures combined with few high end buyers has really put pressure on lakehome and lakeshore sales.It is amazing that there are so many seasonal and year round lake properties available in every nearly price point at rock bottom prices.

According to the calendar, winter just started but we all know from the chiropractic visits to tend to our aching, shoveling-afflicted spines that Minnesota’s winter weather blew into town several weeks ago. If you’re considering buying a lakeshore home, that just about cuts off any opportunity of buying for the year; that is unless you assess the quality of the lake using an ice auger and depth finder when freezing your backside off fishing on the ice. Right?

Today I was pulling together a CMA or comparative market analysis for a potential lakeshore owner who will be selling their home next spring. When I do a CMA, I spend quite a bit of time selected comparables and figuring out the optimal initial starting price as this is a difficult real estate market.

Lino Lakes in Anoka County, MN was a great place to scout out a great deal on lakeshore or acreage in the Minneapolis/St. Paul area north metro during the second quarter of 2009. Directly impacted by the promise of an $8000 tax credit for first time buyers, bank owned and lender mediated properties flew off the Lino Lakes market. Traditional homes also saw an upswing in sales in the lower price points...heck in almost every price point. Even townhomes in this area have started to sell at a quicker pace, though not at higher prices.
