Llamas are cool. I always loved reading the picture book, "Is Your Mama a Llama?" to my kids when they were toddlers. Because of the story, whenever I had to take the kids to visit their doctor in White Bear Lake, we detoured past the two llamas that lived off of Hwy 96 and Ottertail Rd. While the number of new listings, closed sales and average sales price for homes in Hugo, Minnesota dropped between 10-14% in 2008 compared to the previous year, the biggest change was in time on the market. In under a minute, life changed for so many Twin Cities north metro residents this past weekend. Activity is up in the Forest Lake market as I can attest from the increased traffic at my open houses and my website. The Days on Market (DOM) Statistic for most homes show that many of the properties that did sell in first quarter were on the market for much of last year. Real estate in Forest Lake, MN in north Washington County and east Anoka County is still selling. The first big December snowfall and holidays didn't deter savvy buyers from getting out into the market and writing offers. The inventory levels are down from the third quarter statistics, but sales during the last three months of the year were only slightly lower than the previous quarter. Residents and visitors alike do a double take as they pass through Forest Lake, Minnesota this December as construction continues on the new water tower.
Though the photo is not strikingly different from the original I posted last week, if you look closely there are some marked differences. Note the yellow appendage to the tank bowl. Yes, folks that is a ladder. No fear of heights allowed when working on this project. Can you even imagine taking a hike up that ladder? Yikes.

Like a transformer in slow motion, the new Forest Lake water tower began to take on its final shape this past week. The construction process is quite a sight to see! Piece by piece concave metal is lifted into place and welded to the base, creating the "bowl". This past spring the original old "tin-man" type water tower was removed from its place along Lake St. The new tower is located near the compost site just off of Broadway.

Real estate in Forest Lake, MN in north Washington County and east Anoka County is selling-though admittedly at a slower pace than most sellers would like. The third quarter numbers show area homes are staying on the market an average of 171 days. Looking at current inventory levels and the rate of sales for homes priced under $300,000, there is about 7-8 months of inventory as it stands today.
