Yesterday I shared a few of the amazing deals on lakeshore homes I saw listed in Anoka County. It seems that whenever I search the MLS in the north Twin Cities metro, I find some incredible deal on lakeshore. After years where lake homes were priced out of reach of the average homebuyer, now they are amazingly affordable. The sold signs are going up faster on homes in the community of Forest Lake Minnesota in 2009 compared to 2008 but the amount they are getting for the homes is significantly less than previously. The average sales price of a home was down nearly 28% this past year for this north Washington County/east Anoka County community. One explanation; Frustrated sellers of high end lakeshore homes continue to wait for a sale as first time buyers scoop up deals on the lower end of the market in order to get the expiring tax credit. Llamas are cool. I always loved reading the picture book, "Is Your Mama a Llama?" to my kids when they were toddlers. Because of the story, whenever I had to take the kids to visit their doctor in White Bear Lake, we detoured past the two llamas that lived off of Hwy 96 and Ottertail Rd. I don't think they still reside on that property. Llamas are a rare site in the Twin Cities; one you remember after you see them. While the number of new listings, closed sales and average sales price for homes in Hugo, Minnesota dropped between 10-14% in 2008 compared to the previous year, the biggest change was in time on the market. In this northern Ramsey and Washington County community, just north of White Bear Lake, home sales were an average of 40 days longer than in 2007; up statically by nearly 47%! Last week a driver's education car was broadsided on Highway 8 in Chisago County. The student driver was making a legal left hand turn and was hit by another driver who ran a red light. The instructor was killed. In under a minute, life changed for so many Twin Cities north metro residents this past weekend. Several of the communities I serve as a Realtor, from Coon Rapids though Blaine, Lino Lakes and Centerville, ending in Hugo, were hit out of a beautiful blue sky by a tornado. Minnesotans should have been on alert all week that conditions were ripe for such an event. Real estate in Forest Lake, MN in north Washington County and east Anoka County is still selling. Activity is up in the Forest Lake market as I can attest from the increased traffic at my open houses and my website. The Days on Market (DOM) Statistic for most homes show that many of the properties that did sell in first quarter were on the market for much of last year. The sales numbers are out for February 2008 and it comes as no surprise that the median price for a home in the north east metro Twin Cities has drop compared to the same period last year. No surprise to someone like me who as a Realtor works in Anoka, Chisago and Washington Counties everyday. Real estate in Forest Lake, MN in north Washington County and east Anoka County is still selling. The first big December snowfall and holidays didn't deter savvy buyers from getting out into the market and writing offers. The inventory levels are down from the third quarter statistics, but sales during the last three months of the year were only slightly lower than the previous quarter. The fourth quarter numbers show area homes are staying on the market an average of 166 days, just slightly lower than the 171 DOM in the third quarter. Residents and visitors alike do a double take as they pass through Forest Lake, Minnesota this December as construction continues on the new water tower.
Though the photo is not strikingly different from the original I posted last week, if you look closely there are some marked differences. Note the yellow appendage to the tank bowl. Yes, folks that is a ladder. No fear of heights allowed when working on this project. Can you even imagine taking a hike up that ladder? Yikes.

Like a transformer in slow motion, the new Forest Lake water tower began to take on its final shape this past week. The construction process is quite a sight to see! Piece by piece concave metal is lifted into place and welded to the base, creating the "bowl". This past spring the original old "tin-man" type water tower was removed from its place along Lake St. The new tower is located near the compost site just off of Broadway.

Real estate in Forest Lake, MN in north Washington County and east Anoka County is selling-though admittedly at a slower pace than most sellers would like. The third quarter numbers show area homes are staying on the market an average of 171 days. Looking at current inventory levels and the rate of sales for homes priced under $300,000, there is about 7-8 months of inventory as it stands today.
