I've been doing a lot of searches for homes recently, and I'm noticing a trend. I am noticing that many of the listings sold by the homeowners are competing with the short sales and bank owned properties. I send them all to my buyers so they can see how comparable each are, but hopefully this means things are settling down a bit. I came across a great graph available on our MLS which has been prepared by Mike Orr, of the Cromford Report - awesome. I'm sharing it here.

It's happening here in Phoenix and Mesa Valley of the sun. Our numbers are going down, and our solds are going up. We are down to 7,995 listings under $100,000. The investors and new home buyers have flooded our market keeping all of us hopping.
It is common to see 18+ bids on the homes under $100,000, and even above that number - Buyers are definitely back.
The new numbers are here...we are down to just above 40,000 since January. Will we be down to 40,000 by the first? We'll have to watch and see.

It appears as though our Phoenix, Arizona market is adjusting. I’ve been keeping track since January 1, 2009 (and before), and posting updates weekly.  If you will recall, in January, we were up to almost 60,000 active listings. Things are changing.  Inventory stats of all listings in our MLS are as follows:

I like numbers. I keep track of numbers – especially when it comes to our MLS.
As of March 19, 2009, between 1:50-2:00 p.m., there were the following Active and Pending Listings in the cities listed below.
In January of this year, our inventory of active listings across the board (including Single Family, townhomes, condos, mobile homes, etc.) was in the high 58,000’s reaching toward 60,000. YESTERDAY, we had 48,837 active listings! That number changes every few minutes as contracts go pending.  As of the time mentioned above, we had 10,869 pending or under contract.

If you have never been to the Renaissance Festival, beginning today, February 7, 2009, just east of Mesa about 12 miles, there's some fun going on. Last year my husband and I made the trip and participated in the festivities. I've provided the link for more information about the Renaissance Festival and Artisan Marketplace. Since many of my buyers settle in the southeast valley, I am providing a separate graph of this area. The southeast valley is a wonderful area of the valley and includes Gold Canyon and Queen Creek. It is an absolutely beautiful morning with highs promised to be in the mid-70's. I need to get out of the house, get my Vitamin D rays, and go for a ride. Since we had never been to the Renaissance Festival and Artisan Marketplace, and it's only about 12 miles east of where we live, we head out to see what we have been missing. Since I took so many pictures of this picturesque community, I sorted through and came up with a few more to share. I had several golf course views that I hadn't shared, and since this particular area is a golfer's paradise, I decided to focus a bit more on golf.

As promised, though pictures don't come close to showing the beauty of this area, I have put together a virtual tour of the Superstition Foothills community located in the beautiful area of Gold Canyon, Pinal County, Arizona. Many of the homes in this specific community are custom built, and several builders joined in and built the community into the mountains, and the vegetation - with untouched and natural views.

Taking a drive east of the Valley of the Sun along Highway 60, I continue beyond Mesa, beyond the city of Apache Junction, and turn left/north onto the road entitled "Superstition Mountain Drive". I am now looking directly at Superstition Mountain and entering the community of  Superstition Foothills.
I continue my drive enjoying the beautiful mountain, foothills, the blue skies, beautiful homes nestled in the foothills, the neat and scenic views and come to Don Donnelly Road.  I turn right and on my immediate left is the clubhouse for this community complete with a pool, picnic tables, club house, and lots of green grass.

In Mesa, Arizona, especially East Mesa as well as Apache Junction and Gold Canyon there are a plethora of retirement communities. Many of our winter visitors come here for a visit and then end up purchasing their winter home returning year after year to enjoy our wonderful Arizona weather.

I've been noticing a "small" trend lately. Sellers in Mesa, Queen Creek, Gilbert, Chandler and Gold Canyon, Arizona are "beginning" to price their homes more realistically, do some staging or "showcasing" their homes allowing buyers to "mentally" move into their new home. Want to sell your home in 10, 20 or 30 days? Your chances are much greater - depending on location - if Sellers listen to their Realtors.

Arizona's employment opportunities are staggering! So many new companies are finding that this is THE state to do business. The Chandler Chamber of Commerce has just released a list of 100 of it's top employers which might be of interest to those who are relocating to the Phoenix Valley, particularly the southeast valley or who are living here already.
