Just last evening, I heard of another scam artist taking money from a "renter."  Problem is, the home didn't belong to the scammer, and they advertised the property on Craig's List. Somehow they - the scammer - got a key to the house which was vacant, and rented it to an unsuspecting tenant who paid a $1,500 security/rental deposit. Unbeknownst to them, the real owner shows up surprised that someone is moving in.

It's time to share what is going on in our market. Just FYI, all of the nay-sayers and negative news doesn't necessarily reflect the "real" truth. As my readers know, I keep a daily tally of active listings and of listings that are under contract. I have been seeing the numbers creep up. For instance - by way of example - we had 3,897 pending as of January 23! As of April 2, 2008, 6,850!!! I remember - January 2005 - just under 7,000 total active listings in our entire MLS. I am definitely a numbers lady and like to see just exactly how we compare to say, 2000. That said, I pulled up the Phoenix Arizona MLS to find out how many active listings we have today, how many are pending - notice we are moving up - and how many have sold since January 1, 2008. I took that same time period from January 1, 2000 to March 17, 2000, and on up to our present time. I see an interesting pattern. I've found another way to post useful consumer information via a graph! Last time it was with a pie chart, this time I'm trying out the bar graph! It helps put into perspective what is going on in our market in "colors!" Our market has definitely picked up, and homes are selling much quicker - or should I say? Certain homes are selling much quicker. Those with acreage and irrigated lots, and those under $200,000. Of course there are others selling as well; so I'll have to check out the median price to see what that shows.

I shared some of the photos and history of our day trip to the Lost Dutchman State Park yesterday, so I put together some more photos and dialogue on our continued trip on Highway 88 north and east.
Almost immediately after we exited the Lost Dutchman State Park heading north, I noted a sign indicating that we were eight miles from Canyon Lake. Meanwhile, the desert was in bloom.

I was reading the newspaper this morning, and on the "front" page, there was an aricle with bright yellow poppies displayed in the very center of the page. Because of our rain this winter season, we have wildflowers everywhere. On the side of the freeways, in the foothills, and yes, at Lost Dutchman State Park. Today - since it was going to be around 80 degrees, my husband and I went along with some friends to play golf. Now, just to make sure you all understand, I am what is affectionally referred to as a "duffer."  That means a beginner and not good.
