I've been doing a lot of searches for homes recently, and I'm noticing a trend. I am noticing that many of the listings sold by the homeowners are competing with the short sales and bank owned properties. I send them all to my buyers so they can see how comparable each are, but hopefully this means things are settling down a bit. I came across a great graph available on our MLS which has been prepared by Mike Orr, of the Cromford Report - awesome. I'm sharing it here.

I do like to share with my readers what our inventory looks like and how many properties have been sold, so that buyers that are putting off purchasing a home until "later," may decide that "later" is now. With the new incentives offered by the Government of $8,000 in Arizona, and before the bottom starts back up, this is a perfect storm. I groan with envy at some of the great deals being made, and I'm unable to buy a dozen properties. Truly, I would if I could. AARP has a Tax-Aide program for residents with a low to moderate income. They are able to receive help preparing their federal and state tax returns FREE. 
What to bring: just bring last year’s return, the amount of stimulus payment received (did you know you had to pay taxes on that payment?), and documentation of the real estate taxes paid in 2008.

scottsdale: New Earth Fissures Plaguing Pinal County and Maricopa County, Arizona - 08/23/08 10:55 AM
Those of us living in the Phoenix Valley, are well aware of the fissures running throughout various parts of our valley. The Arizona Geological Society has just completed updated maps from April showing new fissures in Queen Creek in Maricopa and Pinal County. I've included a link "here" for access to the new map. Queen Creek is located in the southeast valley and straddles both county lines.

I wanted to share something special for my 100,000 points day! Last night I noticed that I was nearing 100,000 points, and then today, voila, there it was - over 100,000! It can be done before you even notice it is happening. I think this will be my 157th post, I've made over 3,319 comments, received 2,678 comments, and have been posting fairly regularly for a year on April 11th. I had posted a few here and there and joined in July 2006, but didn't really jump in the water until a year ago, and I went head first.

scottsdale: Stuff to Do in Phoenix, Arizona! Desert Botanical Gardens AND Butterfly Exhibit! - 04/03/08 02:34 PM
Even though I've lived in Arizona most of my life, I have never visited the Desert Botanical Gardens or the Butterfly Exhibit! The Gardens are located at the southeast corner of Phoenix, adjacent to Scottsdale and Tempe. I checked out the information on their website and loaded up my camera, took some water, wore a hat and off we went. I like these little day trips with my husband. Arizona's employment opportunities are staggering! So many new companies are finding that this is THE state to do business. The Chandler Chamber of Commerce has just released a list of 100 of it's top employers which might be of interest to those who are relocating to the Phoenix Valley, particularly the southeast valley or who are living here already.
Chandler is conveniently located near the 101 and the I-10 interstate AND the 202 loop. Home prices are typically slightly higher than Mesa or even Gilbert since it is closer to the businesses mentioned as well as closer to Phoenix. Many of those … (0 comments)

An article, 2nd Waterfront tower on way, from the Arizona Republic Scottsdale, reports that the second Waterfront tower at Scottsdale Road and Camelback will begin welcoming its first residents in June. Residents of the first Waterfront condo tower started moving in in February. The $240 million Waterfront condo project is the most prominent landmark in downtown Scottsdale. Buyers at the Waterfront paid an average of $1.2 million for their condos, with the last few condos starting at $1.7 million each.
