This is not really Real estate related, but it is a sign of the times... 
Frequently, when I drive on Los Alamos between French Valley and Murrieta - especially on Saturdays, I have seen folks with signs and some horses in a little corral... Today, I stopped, asked what they are doing... 
And guess what, they run a horse rescue, the signs are to get people to go have a little horse ride and maybe donate a little for feed. With 37 horses currently, the daily feed bill is over $100... As a non-profit, they can use a little help. You … (4 comments)

In this episode, Terkel is looking at a house in French Valley, by the numbers, this could be a good investment. Terkel also looks a bit at investment strategy #2, which is to hold and sell when the market is on top again.

Ok, I am at it again, this time we are looking at a bank owned home in French vally by Murrieta and Temecula. 4 days on the market and probably with offers already...

temecula: Getting lucky with a short sale - 08/21/09 01:08 AM
Here we go again, another episode. I am in Lake Elsinore CA, looking at one of my short sale listings, this one has a finished back yard, patio and all.
When looking at homes in newly built areas, it is common to find backyards that are unfinished, some folks call them a blank canvas, I think this will be a nice bonus for the homeowner who gets it.
For those watching, now that this is getting more regular, I would love to hear some feedback, content, format - and naturally, my sparkling tv personality.

Yes, I am at it again, You will see more and more of these videos, this time I am showing you a house in French Valley, it was on the market for a whopping 2 days... Again, if you want to get your offer accepted, you need special access.
 
This brings me to the early listings, as late as yesterday, I receied notificationthat a new property in Harveston is coming, it is NOT on the market yet, but we can start sending in offers.

Ok, as you may have noticed - the market has shifted!
And I mean, SHIFTED, we are no longer in a buyers market, we are in a pretty hot sellers market with multiple offers etc.
So, if you are a buyer, what do you do about it? Here are a couple of ideas: First off, make sure you get an angent to help you who has some experience, local knowledge is a benefit too - oh - and dare I say it, a good relationship with the lising agents who are putting properties out there.

Yet another Sunday rolls around and as you know, technology takes a few more steps in a direction we would never have thought about 10 years ago. Think of the implications of wave, in how we communicate, both in the office and with clients/vendors - not to mention family - I for one, can't wait to get my hands on it.

OK, so I know most of my clients give me the "Get real and do it soon" look when I tell them where the market is at...
After all, they primarily read the newspaper and watch gore news about how bad it is. Here are some realities we live with today:
This pertains to the market place around Temecula, Murrieta, Winchester, Menifee, Canyon Lake and Lake Elsinore to some extent.
Most properties are sold with multiple offers. In many cases the banks will ask for best and final offers, and you better be ready.

 Real estate in the Inland Valley is not looking too good if you read a paper or listen to the news. CNN reported that Riverside county is the worst for foreclosures in the country...
