Rocky Shoals is one of our favorite neighborhoods in our market. We have listed and sold several homes here and still get excited when we are called to list another.
Rocky Shoals is a well kept secret in Harris County, GA. The neighborhood only has 80 homes and shares a 65 acre lake for all to enjoy. Residents enjoy a peaceful setting within minutes of shopping and restaurants in Columbus.  The Harris County system is another reason they choose to live here.

This is a report of the Alabama area of Fort Benning which includes Fort Mitchell, Seale, Phenix City and Smiths.
In August a total of  83 homes were sold with a median price of $149,000.
A total of 199 new listings were taken by area Realtors giving a new inventory amount of 898 available homes for sale.
The average days on market for the homes sold was 122.

The Columbus, GA area saw a total of 146 homes sold in August.
There were 307 new listings taken for an inventory total of 1786 active listings, a good selection of homes for buyers.
The median home price was $138,000. The average days on market was 136.
Financing terms were as follows:
Cash- 41, Conventional- 24, FHA- 36, VA- 40
This market report for the Fort Benning area includes the following areas: Columbus, Harris County including Cataula, Fortson, Midland, Ellerslie, Hamilton, Waverly Hall and Pine Mountain, and Chattahoochee County.

Welcome to Lake Harding!
Lake Harding,a Georgia Power reservoir, boasts 5850 acres with 156 miles of shoreline on the Chattahoochee River. Lake Harding sits between Harris County in Georgia and Lee County in Alabama.
Residents and visitors enjoy boating, jetskiing, swimming, camping, picnicking and excellent fishing.
Visitors also enjoy Blanton Creek State Park at the north end of lake Harding. It features camping lots, picnic areas, pavilion, playground and boat ramp.

 
There are currently 44 homes for sale on Lake Harding in both Georgia and Alabama. That is a wonderful inventory of homes from $150k to $1 million.

Total Sold Volume: May-$13.7 mil      April-$14.1 mil
 
VA financing continues to be the popular method. Many military families find that the west gate area to Fort Benning brings a little more home for the money.

Did the first time home buyer tax credit deadline impact home sales in the area? Somewhat. Of course it did get many buyers to consider buying who may have not thought about it as seriously before. I do also believe that there is a new energy in real estate altogether and the tax credit jumped started it.

Here it is....The year end figures of home sales in the Fort Benning area in Georgia.
This includes the cities of Columbus and Midland and the counties of Muscogee, Harris and Chattahoochee
 
The year ended with a total of 1746 homes sold at a median price of $147,000. The average days a home stayed on the market was 128.  A total of 3271 new listings were taken. The total volume of homes sold for the year was $288 million.  Not too shabby for a slow economy.

The market is looking up a little here in Columbus and surrounding areas. We are seeing an increase in traffic with home buyers. Most first time home buyers are trying to find their perfect home before the tax credit deadline arrives.
We had a total of 128 sales in September with the average home price being $177,497. The average days on market was 122.  There are now 349 new listings.
The most popular source of financing last month was FHA, followed by VA then conventional.

Sales in the area took a little dip last month to a total of 80. The average sales price was $148,631 with an average days on market of 105.  There were 224 new listings taken.
The method of financing held strong with VA being the most popular with over half the sales. We are still seeing this increase due to the relocation of troops to Fort Benning with BRAC (base relocation and closings) in full force.

Market Report for August, 2009
Fort Benning Area Sales and Listings

August shows a decline in home sales of a little over 1% from July. The total home sales were 153.  The median sales price was $145,000 with an average of 108 days on the market. FHA was the popular type of financing with cash and conventional neck and neck.
A total of 353new listings were taken in the area which includes the counties of Muscogee, Harris, and Chattahoochee. There are currently 2744 homes listed, quite an inventory to choose from.
