Put the toilet set down, please.
This has been one of those pet peeves of mine when I am showing a home. It is so unpleasant to walk in a bathroom, especially a luxurious bathroom, with a buyer and see the toilet seat up (sometimes not real clean, and even other times…, well, you know.)
I decided to Google the reasons why a person should put the toilet seat down, including health benefits in addition to the visual appearance so I could prove my point to any potential seller that may question my opinion on the matter.

Mr./Ms. Seller, this is how we do it in Santa Cruz.
I know this is way too much information for some Sellers, however, with a changing market, and more educated Buyers and Sellers due to the internet, I have found that explaining HOW and WHY I came up with the List Price is very much appreciated.  (Disclaimer: This is a much abbreviated version of what I truly do.)
When a REALTOR suggests a LIST PRICE, we have to consider two things: 1. What buyers are willing to pay for the house, and 2. What the appraiser will value the house.
