The Tucson-Phoenix area will become a mega region bridged by Casa Grande.  When traveling Interstate 10, one can see how both Tucson and Phoenix are burgeoning.  Tucson has expanded out to Marana and beyond and Red Rock has become a bedroom community for Tucson.  Half way between Tucson and Phoenix, Casa Grande is seeing more houses go up as well as an active adult community.

Trend analysis is the tool used and is important for those people who want to "get in on the ground floor".   The buy low, sell high mentality can't wait for Time or Newsweek to announce home prices are up; by that time, the floor has risen considerably.

As I have said  on my website, Tucson is a city with a small town feel.  It is impacted by the University of Arizona and Pima Community College.   The city has a collegiate atmosphere and because of both schools, Tucson is a big sports town.   Basketball and football are huge sport for both the men's and women's teams, but  baseball is also good  winter-spring sport, both spring training for major leagues as well as college baseball.

So what about the nasty little pesky association fees which can add anywhere from $20 to your monthly payment to upwards to $300 or more.  Most master planned communities have association fees as do many Active Adult communities, and of course gated communities.
When purchasing a property, remember that Association Fees go up, they very very rarely come down.  Every $6.00 at a 6% interest rate for 30 years can buy another $1,000 in property.  So if the Association fee is $180 a month, a home $30,000 more than the home being considered -without an association fee - costs the same amount.

My friend Jennie and I went to an early dinner last night at Texas Roadhouse to celebrate the end of 2009. By all signs, 2009 was not the best year.  We both bogged down in all the economic jargon, the poor real estate market, the March dive of the stock market, the rhetoric of another "Great Depresssion," and the profound sadness of people losing homes while we worked harder to try and accomplish loan modifications and/or short sales.

AARP has named Tucson the number one place to live for the "active adult" community, alias the "mature adult"  community.  Looking to a simple life, Tucson garnered top kudos over all other places in the nation.

   Don't  believe what people say.  Look at the empirical evidence.  The stimulus package was signed into law by President Obama on February 13 of this year.  Human nature attests when people do not know or understand  what is transpiring , they often do nothing.  This certainly has been true of the real estate market since the August presidential conventions.  Once the stimulus bill passed, the Tucson market began to emerge from hibernation---not because of the stimulus bill, but because people understood government action.

The tiny beads of water dance on the orange plastic wrap which encloses the morning paper.  Although it is nearly 9 am, the dark grey skies look like Connecticut (from where I migrated) on a day which bodes snow.  A gentle rain, actually what I would call a sprinkle, dampens the earth. 
   This is a day to stay home and do paperwork, catch up on phone calls, and not drive around town for whatever reasons.  These days are like  snow days back in Connecticut when the glistening snow and ice weighs down the tree branches and sparkles like a million diamonds.
