real estate: Wall Street Journal says - Sellers Dry your eyes and lower the price! - 03/20/10 08:48 AM
Wall Street Journal says - Sellers Dry your eyes and lower the price!
I found this website recently which quotes some leading financial companies in the know about our 2010 real Estate Market... www.KeepingCurrentMatters.com  February, 2010.  The quotes are below in this post.
There are some good blog posts as well pertinent to our current market.  This is a particularly good one based on a New York Times Article about seller's drying their eyes and lowering the price.  I've used it personally.  http://kcmblog.com/2010/02/25/dry-your-eyes-and-lower-the-price/
I think the blog post is on the money and looking at the statistics which reveal there are … (8 comments)

real estate: Are you a Realtor that your clients have to endure? - 11/30/09 04:47 AM
Are you a Realtor that your clients have to endure?       Helping my senior citizen mom purchase a car this weekend was quite a reminder about people in sales.  The experience at the different dealerships seemed to have a theme.
OLD SCHOOL - The slick haired, fast talking, patronizing, cigarette smoking HIGH pressure sales person (sorry guys, usually men).  He greeted us at the car, started bonding (he thought) immediately by asking us personal questions which were very off putting.  He told us his story about needing to buy a car himself and if he just won the contest and sold enough cars, … (12 comments)

The tale of a Short Sale - Sold by a Realtor who believes in Staging
Series...So this is the Bathroom!
The Short Sale bathroom - drab to potential fab

This is a short sale listing I took this past month.  I know the lender will not give credit for repairs or clean up.  This one needs both, and more.  The a/c and dishwasher don't work, the disposal leaks.  The walls are dinged, corners chipped and the paint is dingy, carpet stained, pet odor and stains (eek clothes pins provided at the door) and it's dirty, debri, cobwebs, etc.
BUT I espouse … (13 comments)

real estate: The Best PR for the money? Please take our short questionnaire... - 09/05/09 09:22 AM
SO if you are having an event and need some PR, locally, regionally, nationally, internationally...who do you use?  I know social media is great, but does it fill the bill for everything you do?  Don't you need some press out there that is not related to your blog post?  Can you count on social media to be your Press Release vehicle?  I'm not sure, as I know after a while when I get ads and press releases about certain things that I've read, heard about before, I become less likely to click on them again and again, just because it's another class … (2 comments)

real estate: Buyers are speaking, are sellers listening? - 08/20/09 06:30 AM
Buyers are speaking, are sellers listening?
Recently I did a consultation with a real estate client about what they should do to improve their home so that a few years from now when they sell, they can maximize their equity.  The subject often goes to the fact that people do upgrades just to sell and they could actually be enjoying the upgrades while they live there.  I happen to agree that they should enjoy their improvements themselves while they live there, but taking that a step further, to environmentally friendly upgrades and improvements this gets to be an easier answer, don't … (12 comments)

real estate: People, People, be careful what you write...it's all over the world! - 08/18/09 06:01 AM
THIS popped up on my screen this morning as I went to one of the social media sites I frequent...it's in the area of consumer questions.  ugh...
First let me say I don't have a problem with asking the question and the ethics of how it happened, etc, as we've discussed that often in office meetings, etc, I am sure there is alot more to the story.  HOWEVER...asking on a popular homeowner and business website that is designed to answer questions of consumers?  I don't know, just seems a bit like the wrong focus for your business building efforts to me.  … (6 comments)

real estate: Bare Bones Staging Budget? The Case of Two Teachers, Two Mortgages and a Baby - 04/18/09 04:05 AM
OHHHH I love this post.  It is wisdom that should be part of the arsenal of every realtor and every stager when talking with clients.  We get so excited about doing the whole works that sometimes the client wonders if they really can stage.  YES they can, staging for any budget, just ask.  This is a perfect example of what it takes and the results for the effort.  Do it yourself with guidance is actually a great way to accomplish your goals.  In this economy, I know most stagers offer and realtors encourage this service for their clients.  Read and see … (3 comments)

real estate: Would I change a word? Well maybe one or two. - 04/10/09 07:32 PM
100,000 points...I started blogging here on AR in November of 2007.. 83 associations later, 73 subscribers, 126 posts here I am.  WHEW!!!   How did I get here???
Two featured posts...At first I strived for the "FEATURE"...what would the AR gods want to hear, read, know about that was feature worthy?  Well Rich kindly nudged me one day and said, just go for content and enjoy the writing and the experience and don't worry about the feature.  A funny thing happened.  I did that, and found friendships, fun, lots of good reading, great advice on every possible topic, reasons to donate to … (22 comments)

real estate: From Your Realtor. A letter to our clients and friends . - 04/09/09 07:56 PM
I believe this is the message many of us want to deliver.  Sometimes we just grow weary of being the bearers of not such good news.  However, I believe our clients want and need to hear us say.
Dear trusted client, (and friends),
It is me, your Realtor.  I have often told you that I want to be your realtor for life...I have been in real estate 32 years and think I used that slogan long before it became everyone's slogan.  But it is still a good one for me.  What does that mean to you?  It means I'll be there … (16 comments)

real estate: We ARE all selling something? Aren't we? - 01/22/09 08:43 PM
Active Rain has brought us together as a real estate/staging community. We are all looking for camaraderie, people who know our business and share our concerns and challenges, a place to bounce arounds ideas with people we can relate to and who relate to us.  Along with that we hope to gain recognition by the public and our peers and increase our business or market share.  It IS about relationships and cross country networking made easier. Here at AR you will be challenged if you are out of line, nudged  a bit if needed, and supported when we agree.  But you know pretty quickly whether we like an … (12 comments)

real estate: Update - Did your clients buy or sell in 2008? - 01/02/09 10:55 AM
This is an except from a newsletter I sent out to my clients in mid year 2008.  It was telling them that no matter how bad the market, some people find it the optimum time to buy... SO, did these people buy???  Here's the rest of the story!
Hi all, It has been awhile since I wanted you to know that Bob and I have been selling real estate even with the challenges in today's market.  We are fortunate to have buyers to assist, who recognize the opportunity of the market.  Could this be you?
Buyer #1  Connie has been saving … (16 comments)

real estate: Realtor perspective, WHEN you can't do everything, paint... - 12/28/08 04:00 AM
When you can't do everything, a little paint goes a LONG way!!!  Why do I make that statement, well Realtors and Stagers would prefer that clients do everything on the "list", wouldn't we?  Of course we would!  BUT in the real world, some clients just don't have the ability or funds to do so.  So when THEY choose what to do (with your guidance of course), make sure they are choosing the most impactful thing to bring them the return on investment.  Does your staging partner give your clients choices based on a priority?  Of course your staging team can do the work if sellers have … (57 comments)

real estate: There is an end in sight, and we can see it from here... - 12/20/08 11:29 AM
There is an end in sight, and we can see it from here...
There is a lot of speculation about the real estate market and when we'll see the light at the end of the tunnel.
Walking today in Santa Cruz along the ocean I took this photo.  It reminded me of the real estate market and gives a good illustration of where the light is.
It IS out there, not within reach tomorrow perhaps, but within reach.  If we make changes that we need to make, stay the course and work at getting there we can.  When, you say?  Well … (37 comments)

real estate: How I saved 13 TONS of CO2 on Monday night! - 11/21/08 05:28 PM

How I saved 13 TONS of CO2 in one night?  Hint, hint.  I am sure most of you have heard that replacing an incandescent bulb with a Compact Flourescent can save you 75% of the energy used to light your home.  It can last up to 10,000 hours and each bulb saves the CO2 gases going into the atmosphere by 1 ton per the US Dept of Energy. WOW! It takes ONE tree 40 years to absorb one ton of CO2.  A family of four in North America generates 110 TONS of CO2 in a year.  Outside of … (37 comments)

http://activerain.com/blogsview/732480/Staging-helps-in-more-ways-than-just-selling-a-home
THIS is Peter Ciurczak, from Edison, New Jersey.  He is a Realtor who says that staging helps in more ways than just selling a home...WOW!  We like this!  He has noticed that sellers who come to his open houses talk about how nice the homes look and then he has the opportunity to tell them about his services, including home staging and he's getting more listings and making more money.  THIS is NEWS.  THIS is something … (24 comments)

real estate: DO YOU CHA CHA WHEN YOUR CLIENTS HIP HOP? - 10/24/08 06:22 PM
Do you Cha Cha when they Hip Hop?
When listing and selling a property your interactions with sellers and buyers are a bit like a dance.  IF you are not in sync you will have a struggle just getting them to listen to your recommendations.  It is pretty important to KNOW the dance they are doing so you can do that dance too, it makes it much easier for   them to understand and relate to you and vice versa.  We've all had that client that just clashes with everything we say.  Well it's not really their fault or ours, just that we're … (39 comments)

Is this a bit like where in the world is Carmen San Diego?

Going Green in Oakland!!!

Margarido House, Oakland Hills, California
Cindy and I attended the opening of a LEEDS rated sustainable home hosted by California Homes and Design magazine.  They built the home in an area ravaged by the 1991 Oakland Hills fire and it stands among old and new construction on the street.
It is modern in look and any minute about to receive its LEEDS rating.  Leeds requires 102 points for Platinum Rating, it is expected to have 118 points.  The home is also GreenPoint Rated.  … (18 comments)
